Just because you have the cash doesn’t mean all of it should go into the house.

Down payment matters. Closing costs matter. But so does what you have left after closing.

I’d rather see you buy with a plan that still makes sense the day after you get the keys. 🏡💰

In NJ, property taxes alone can change the payment by hundreds of dollars a month, even on homes with the exact same price. 🏡

That’s why I always tell buyers to look beyond the listing price and compare the total monthly payment.
