Affirm? Klarna?

You’ve probably seen these while shopping online. Pay over 3 months. Pay over 6 months. Sounds great.

But here’s the reality.

A lot of times, these services lead people to spend more than they normally would.
That $300 purchase can easily turn into $700 worth of stuff you didn’t actually need.

Yes — not a great financial decision.

But it can also create serious issues when you’re trying to buy a home.

Why?

As a loan officer, we’re required to account for all of your installment debts. Normally that’s easy because they show up on your credit report.

Klarna and Affirm don’t always.

Instead, they show up in your bank statements.

And underwriters go through those statements line by line.

If they see recurring payments, they may have to count those against your debt-to-income ratio.

Multiple $120 payments?
That can start to look like adding a car loan to your file.

Best case: it complicates things and delays your closing.

Worst case: it impacts your approval and costs you the house.

The takeaway:

If you’re thinking about buying a home, avoid using Klarna or Affirm.
Or at the very least, make your lender aware upfront.

Small decisions like this matter more than you think.

Most mortgage lenders will never tell you this; but putting 20% down on a house could actually cost you money.

Here's what I mean.

Let's say you have $50K saved and you're ready to buy. But you also have a $25K car loan with a $700 monthly payment.

Most people would put all $50K down on the house. That's the worst move you can make.

Instead, put down the minimum on the house and use $25K to kill that car loan.

You just freed up $700 a month in cash flow.

That $700 could increase your buying power by up to $100K - meaning you get a nicer house. Or you take that $700 and invest it every single month.

Here's what the wealthy understand that most people don't: Use debt on assets that go up in value. Eliminate debt on assets that lose value the second you buy them.

Your house will be worth more in 10 years. Your car won't.

The goal isn't the lowest payment, it's the most money working for you.

This year was full of changes - companies, offices, partnerships, and team members.

I am grateful for the recognitions but I am most grateful for the people I work with - realtors and team members. Excited for 2026 with a clear focus and less moving parts.

The team here was able to help 88 families purchase and refinance their homes. Not one deal falling through all year due to financing and multiple saved loans, which I am most proud of. Realtors if you need someone who will make sure your client closes reach out anytime.

In all things, I wouldn’t be where I am without my Savior †

This year was a year of many firsts. Getting married, buying and renovating our first 3 unit apartment building, traveling the country with friends and for real estate conferences. From juggling a time consuming associate broker’s course to making the tough decision to finish up and close out my first business, I didn’t know how these things would pan out or how they would affect my life and business. A lot of things were revealed to me in them, a reminder most importantly of the man and leader I want to be.

With that being said, God still blessed me with 40 clients served and over $11 million sold in 2025.

While I accomplished many goals, I fell short in many as well. Imperfection is the human condition, yet the very thing that causes us to fail is the same factor that motivates us to succeed. We get to choose our hard.

I’m grateful through it all, especially for my faith, family & friends, and my amazing clients, agents, and lenders that helped me get here.

This is just the start. Onto year 3 🏁

Here's what I wish every first-time buyer understood:

The pre-approval isn't just paperwork. It's your reality check. Get it before you start looking, not after you fall in love with a house that's $50k out of range.

Your real monthly cost? Add 30% to the mortgage payment. Property taxes, insurance, HOA fees, maintenance, utilities- they add up fast. Budget for the full picture.

That "perfect" house? It doesn't exist. You're buying your first home, not your forever home. Focus on what works for the next 5-7 years.

The inspection will find problems. Every house has them. The question is: which ones can you live with, and which ones are deal-breakers?

Don't go silent on your lender. When we ask for documents, it's not busy work. The faster you respond, the smoother your closing.

Here's the thing most people miss:

You don't need to know everything. You need to work with people who do.

Good agents educate. Good lenders simplify. Good inspectors explain.

Your job? Ask questions. Even the ones that feel obvious.

"What does escrow actually mean?"
"Why is my rate different from what I saw online?"
"Can I really afford this?"

These aren't dumb questions. They're smart ones.

The clients who close smoothly? They're not the ones who pretend to understand everything.

They're the ones who aren't afraid to say "I don't get it. Explain it again."

Your first home is out there. But you've got to be willing to learn the game to win it.
