What type of loan do you need for a mobile home or manufactured home in a park?

It is called a "chattel loan." A chattel loan is a secured loan used to purchase movable personal property that is not classified as real estate. When a mobile or manufactured home is located in a park, the homeowner pays rent to the park owner for the lot on which the home sits. If they need to finance the home, they would obtain a chattel loan to finance the home itself, but not the land. Do you or your clients need a chattel loan?
