Utah Housing Corporation was proud to support the completion of Switchpoint Red Hills, a 110-unit affordable housing development in St. George that provides permanent supportive housing (PSH) for individuals earning 25%, 33%, and 35% of area median income. As the only PSH project in St. George, Switchpoint Red Hills serves individuals transitioning out of homelessness, veterans, and people with disabilities.

UHC helped make the project possible by awarding federal 9% Low-Income Housing Tax Credits that generated approximately $12.6 million in equity, along with State Housing Tax Credits valued at approximately $6 million. The development combines 50 remodeled units with 60 newly constructed units, expanding access to stable, affordable housing in a community where the need continues to grow.

Switchpoint provides on-site case management and clinical services, along with life-skills classes focused on health, nutrition, transportation, government assistance, and job readiness. Residents also have access to a clubhouse, fitness room, and other community amenities designed to support their journey toward greater stability and independence.

Projects like Switchpoint Red Hills demonstrate how affordable housing can be a foundation for lasting change—connecting people with not only a safe place to call home, but also the services and support they need to move forward.

For Emily Ross, homeownership once felt out of reach. After renting for most of her adult life, she said she had come to believe she would be a “forever renter.” Now, thanks to the CROWN program, Emily and her family have a new opportunity: a home of their own.

Emily is one of six future homeowners at Parkview Place in Heber City, a newly completed development of four-bedroom, two-bath townhomes. The homes will rent to households earning 55% of the area median income, while providing residents with a pathway toward purchasing their homes.

“I’m just grateful to be able to have this dream come true for me and my family,” Emily said at the Parkview Place ribbon cutting.

Parkview Place is part of Utah Housing Corporation’s (UHC) CROWN program, which uses federal 9% Low-Income Housing Tax Credits (LIHTC) to help finance the development of affordable homes that can be purchased at a very affordable rate after 15 years of occupancy.

UHC awarded the project federal 9% LIHTC that generated approximately $2.18 million in equity. UHC also provided a $2.75 million construction loan, along with permanent financing and development consultation services. These resources, along with those provided by project partners Mountainlands Community Housing Trust and Bank of Utah, helped turn six new homes in Heber City into an opportunity for families to build stability and wealth through homeownership.

For Emily, that opportunity means more than a new house. It means a place for her, her husband, and their youngest son to call home—and a chance to achieve the American dream she once thought might never be possible.

Utah Housing Corporation (UHC) joined Housing Connect, Brinshore Development, The Richman Group, Citibank, and other project partners in celebrating the groundbreaking for Kearns Station Apartments yesterday. The project will include the rehabilitation of 32 units of the Kearns Mountain View housing community, and the construction of 50 new units.

A major benefit to the community will be the inclusion of a new childcare facility that will be run by Smart Kids Development Center, which currently operates a nearby campus in Kearns. With reduced rents for residents earning 50% to 70% of AMI, Kearns Station Apartments will bring much-needed affordability to assist residents on a pathway to prosperity. “Housing stability is at the core of what allows people to become their best selves,” remarked Steve Waldrip during the groundbreaking ceremony. Waldrip serves as Senior Advisor for Housing Strategy and Innovation for the Governor of Utah, as well as a member of UHC’s Board of Trustees.

UHC supported the financing of Kearns Station with a federal 4% Low-income Housing Tax Credit award valued at approximately $15,768,016 in aggregate, in addition to issuing $10,900,000 in private activity bonds to the project, which is expected to be completed around July 2028.

Utah Housing Corporation (UHC) extends congratulations to B3 Real Estate Holdings, LLC—the developer of Valley West—which won the 2026 Rural Project of the Year Award presented by Utah Housing Coalition. Valley West is a newly-constructed affordable housing development in Gunnison. The highly anticipated project includes 20 tax credit units for tenants earning 25% to 50% of area median income (AMI), with a mix of two- and three-bedroom floorplans. Special set-asides include ADA units, and units for veterans, victims of domestic abuse, and people experiencing homelessness.

UHC awarded 9% federal Low-Income Housing Tax Credits (LIHTC) that generated an estimated $6,156,009 in equity into the project, as well as State Housing Tax Credits that provided approximately $825,000 in additional equity.

Valley West marks the first development in Gunnison financed by LIHTC and rents at an estimated 14% to 63% below market rate, bringing affordable rental housing to a rural area in Utah that has historically been without.

For more than four years, Jeffrey Debonis lived in shelters after his mother passed and unexpected life circumstances left him without a permanent home. Today, he has a place of his own at Birkhill Lofts—a new 67-unit affordable housing community in Murray—and a renewed sense of purpose.

"I’m here because I was fortunate to find people that treated me like a human being, instead of just another part of the homeless problem," Jeffrey shared. "Life is a lot better. The people here are fantastic. It gives you more purpose than being in a shelter."

UHC helped make the development possible by awarding federal 9% Low-Income Housing Tax Credits that generated approximately $14.7 million in equity, along with State Housing Tax Credits valued at approximately $3.8 million.

Designed to promote independence and connection, Birkhill Lofts offers modern amenities, convenient access to transit, shopping, and healthcare, and includes units reserved for veterans, refugees, individuals experiencing chronic homelessness, and residents requiring wheelchair accessibility. For Jeffrey, affordable housing has meant more than having a roof overhead—it has meant a chance to rebuild his life.

"I want to go back to work," he said. "Right now I volunteer, but I’m excited to get out and do things and be on my own again."

Stories like Jeffrey's remind us that affordable housing doesn't simply provide a place to live—it creates the foundation for new beginnings, stronger communities, and opportunities to give back.

“It’s life.” That’s what Pamela Driggs said emphatically when asked what her residence at Platform 1500 means to her. “It's quality of life, but also it could very well have saved my life to be here because I don't know what I would have done otherwise.” The discovery of a brain tumor led to mounting medical bills that depleted Pamela’s savings, ultimately causing her to lose her apartment. She spent some time couch surfing until she heard about Platform 1500, where she eventually became one of the first residents of the new 60-unit affordable rental development in the Ballpark area of Salt Lake.

Utah Housing Corporation (UHC) joined project partners in celebrating the development during an open house held yesterday. UHC supported Platform 1500 with federal and state tax credit financing that injected approximately $16,325,000 in equity, allowing the apartments to rent to households earning between 25-50% of Area Median Income. With numerous community amenities and its proximity to public transportation, grocery stores, shopping, restaurants, and entertainment, Platform 1500 doesn’t just provide a roof overhead, it supports and elevates its residents.

“I know almost all my neighbors and they are remarkable people. We all feel very fortunate to be here,” said Pamela. Platform 1500 has provided Pamela with stability and a place she can call home, and she looks forward to the point where she is physically and financially well enough to pass along that opportunity to the next person in need. “I feel so fortunate, it makes me want to advocate for more people to have something like this. I’m not stopping here. I want to start my life again. I am trying to move forward.”

Utah Housing Corporation was proud to join project partners and new residents on May 20 to celebrate the ribbon cutting of Magnolia at Homestead, which adds 140 units to the Homestead affordable housing community in Logan. Serving households earning up to 60% of area median income, the development provides high-quality housing designed to support stability, connection, and long-term quality of life for Utahns residing there.

UHC helped make Magnolia at Homestead possible by issuing $17.7 million in private activity bonds and awarding federal 4% Low-Income Housing Tax Credits that generated approximately $12.2 million in equity for the project. This financing supports thoughtfully designed housing that blends affordability with modern amenities and community-centered living.

Residents will enjoy brand-new apartments with energy-efficient appliances, private patios or balconies, and access to amenities including a fitness center, pool and spa, playground, pickleball court, clubhouse, and outdoor gathering spaces. Located near downtown Logan, public transportation, shopping, recreation, and the city’s thriving arts community, Magnolia at Homestead creates wonderful opportunities for residents to live, work, and thrive in a stable and welcoming community.

Utah Housing Corporation (UHC) was pleased to celebrate the completion of Copper Eagle, Iron Falcon, and Silver Hawk, three housing projects consisting of 21 newly constructed single-family homes in Enoch. UHC’s 9% federal tax credit awards of $768,000 generated equity for the homes valued at $7 million in aggregate. UHC also provided the permanent debt financing of $7 million, development consultation, and project management services.

The 4-bed, 2-bath homes form a neighborhood not just from their proximity to each other on the same street, but because of the community that’s formed from tenants who will have the opportunity to become homeowners as a part of UHC’s rent-to-own CROWN program. Mountain Country Home Solutions, who developed the Enoch homes, treated residents to a barbecue and raffle on May 14. The smell of food grilling and the sight of children riding bikes up and down the street epitomized the American dream of homeownership, which 21 households are one step closer to achieving.

Utah Housing Corporation (UHC) is pleased to celebrate the completion of Homestead Landing; an affordable multifamily development located in Price. UHC coordinated financing of the 168-unit project as issuer of tax-exempt private activity bonds, and allocator of federal and state low-income housing tax credits (LIHTC) which injected equity totaling approximately $41,110,273 into the project.

During the ribbon cutting event held on April 22, UHC’s team met one of Homestead Landing’s first residents, Linda Fassett, who shared an incredible story of resiliency after years of physical hardship and a life-altering accident left her without a home:

After a decade of traveling the country and working in national parks, Linda Fassett’s life was built on independence and adventure. But chronic arthritis led to multiple surgeries, forcing her out of work. While attempting to start over, a devastating car accident changed everything. “Everything about my life that I had known and loved came to a stop,” she said. The crash left her seriously injured and destroyed her truck and fifth wheel trailer, which had served as her home during her tenure with the National Park Service.

Fassett moved in with her son to recover. The physical pain was compounded by the loss of nearly everything she owned. “What I owned…barely filled the back of my son’s pickup truck. That was devastating to see” she recalled. Suddenly retired and living on a reduced income, she faced an uncertain future and the very real possibility of long-term housing instability.

While attempting to get on the waitlist for a LIHTC property in Richfield called Sandstone Hills, Fassett learned about Homestead Landing—operated by the same developer, CJM Development Group—which would soon be opening. Property management staff immediately went to work helping Linda find an adequate unit. “That lifted a lot of weight off my shoulders… because then I didn’t have to be homeless anymore,” she said. With reduced rent and a safe, comfortable home, Fassett was able to begin rebuilding her life.

Today, she describes her apartment at Homestead Landing as “probably the nicest place that I have ever lived.” More importantly, it has restored something far greater than comfort—her independence. “I got my freedom back,” Fassett said. Stories like hers highlight the life-changing impact of housing that is affordable, and the critical role it plays in helping individuals regain stability in a place they can call home.

Quail Crossing at Desert's Edge is the first Low-Income Housing Tax Credit (LIHTC) development in Santa Clara, and will bring 60 affordable rental units as one phase of larger housing development plans for the area. UHC awarded the project federal 9% tax credits and state tax credits that will generate equity with a combined aggregate value of approximately $14,297,805.
