Engineered Tax Services We are a national tax credit and incentives firm specializing in deductions for Real Estate investors and Business Owners designing new products.

Why Engineered Tax Services? Engineered Tax Services (ETS) is a qualified professional engineering firm that has its own licensed engineers, including LEED accredited professionals, CPAs and tax experts, and industry experts on staff. We marry the science of engineering with the principles of tax and accounting to arrive at financial solutions that result in increased cash flow, minimized tax payments, and maximum return on investment and energy. These IRS-sanctioned services include Energy Tax Credits, Energy Policy Act Certifications (179D Studies), Cost Segregation Studies, Research and Development Studies, Repair and Maintenance Studies, Historic Tax Credits Studies, Engineering Insurance Appraisals, Energy and Carbon Audits. Our attention to detail is second to none. As you begin your search for a firm to help you enhance your service offerings by providing 179D energy tax and cost segregation studies, there are several questions that you need to ask in order to protect your firm and ensure the highest quality of performance and compliance. Ask the firms you interview these questions. We meticulously follow IRS guidelines and go beyond the standards required. Our procedures, processes and final work product set the benchmarks that others strive to reach. We look forward to working with you.

Before you hire anyone for a cost segregation study, ask these three questions.

Did an engineer actually walk the building, or is this a desktop estimate from a spreadsheet? Is the cost broken down line by line, or is it a category-level guess? And if the IRS asks how you got to the number, is there someone who can answer that, or does the trail stop at a PDF?

Most of the difference between a real study and a shortcut shows up in those three answers.

Three quick signs a property might be worth a cost segregation study.

You bought, built, or substantially renovated it within the last few years. It generates rental or business income (this doesn't work for a primary residence). And the purchase price, after subtracting land value, is at least a few hundred thousand dollars.

None of these guarantee a study pencils out, but if all three are true, it's worth fifteen minutes to find out.

Save this for the next time it comes up. Follow for more tax strategy, no fluff.

The hard part of specialty tax advisory isn’t the tax law. It’s knowing your clients well enough to spot when a strategy like cost segregation applies.

With the Engineered Tax Services Affiliate Program, CPAs and advisors flag the opportunity and make the introduction. Our engineers and tax specialists handle the study. No new hires, no new department, no technical expertise required.

October 15 closes out extended returns for the year. Individual returns (1040) and C corporations (1120) that filed for an extension are due.

With that deadline wrapping up, now is the time to look ahead. If you have a client who bought, built, or renovated property this year, a cost segregation study started now puts the numbers in hand for year-end planning, well before next filing season.

Don’t wait for the next deadline to come up fast. Send us a message to get a head start on year-end.

Every CPA and real estate professional has had this moment: a client mentions a property purchase, a renovation, a new piece of equipment, and something in the back of your mind says there might be a tax opportunity there.

You don't have to chase it down yourself. As an ETS affiliate, you flag it, make the introduction, and we take it from there. No new department, no new hires, no cost segregation expertise required on your end.

Two longtime clients stopped by our booth in San Francisco just to say thanks. 🙌

Mike D'Onofrio spent last week at the Northern California Multifamily Forum with Marcus & Millichap and IPA. It was a full room with great conversations, and we were proud to sponsor.

We love building these connections. Join us at our next event. Link in bio! 🔗

Here's a moment you don't want. A client says "my friend told me I should have done a cost seg study three years ago."

Now you're reacting.

The better version: you brought it up first. "I noticed you bought a building. There may be something there, let me have my team take a look."

Same strategy. Completely different perception of you.

Advisory means bringing the idea before the client has to ask for it.

There’s a phrase on our materials that people skim right past: licensed engineering firm.

Here’s why it’s there.

A cost segregation study is an engineering exercise wearing a tax hat. Someone has to look at a building, decide what’s structural and what isn’t, and then defend that call. Being a licensed engineering firm means that judgment comes from engineers whose licenses are on the line, in-house, working next to our CPAs and tax attorneys.

It isn’t marketing language. It’s who signs the work.

Questions about what that means for a property you own? Ask in the comments. I answer them. And follow if you want more of the stuff nobody bothers to explain.
