For realtors: the refinance your buyer is counting on does not die on the rate, it dies on the appraisal, and everyone is watching the wrong number. If values soften, the loan they were planning on is not there even if rates fell.

Here is the part of a rehab loan almost nobody structures on purpose. On a good fix and flip loan you pay interest only on the money you have actually drawn, not the full loan amount. Most serious investors know that much. What they miss is that the rehab money is not sitting in an account waiting for them.
