The Big Beautiful Bill Part 1

The Big Beautiful Bill brings tax and lending changes aimed at making homeownership more accessible and affordable.

Some of these changes have limitations or criteria to be met! What are some of the specifics and which changes could be beneficial?

SALT Deductions: Increased-What is it? State and Local Taxes-this includes things like property taxes and state income taxes. They can be deductible but there are limits.
WHAT’S NEW

Old Deduction limit-$10,000

New Deduction limit- $40,000 ( or $80,000 for married couples filing jointly)
IMPACT

Major tax relief for homeowners in high property -tax or high income- tax states
Makes staying in or moving in high-cost areas more affordable

Gift & Estate Tax Exemption: What is it? – The government limits how much you can gift or pass down to your kids/family without being taxed.
WHAT’S New

Old limit (2024) Around $13.6 million per person
New limit-Has increased to $15 million per person
IMPACT

Allows families to transfer more wealth tax-free
Easier for parents to gift large down payments without triggering tax consequences
