DSCR (Debt Service Coverage Ratio) is one of the most important metrics in investment real estate lending.

In simple terms:

👉 It measures how much income a property generates vs. its debt payments.

𝗙𝗼𝗿𝗺𝘂𝗹𝗮:
NOI ÷ Debt Service = DSCR

Most lenders want to see:

✔️ 1.20x – 1.30x DSCR
Meaning the property generates 20–30% more income than the mortgage payment.

That’s their “comfort zone.”

But here’s where it gets interesting…

Not all lenders play by the same rules.

At StarVox Capital, we have access to programs that will:

**What Is Considered a Commercial Property? 🏢**

There’s a lot of confusion around this—so let’s break it down simply:

👉 **Commercial Real Estate (CRE)** generally includes *any property with 5+ residential units OR non-residential use.*

**Examples of Commercial Properties:**

• 🏢 Office Buildings
• 🛍️ Retail Centers / Shopping Plazas
• 🏭 Industrial / Warehouse Space
• 🏨 Hotels & Hospitality
• 🏬 Mixed-Use Buildings
• 🏘️ **Multifamily (5+ Units)**

⚠️ **Important:**
Even if a property is purely residential—once it hits **5+ units**, it’s considered *commercial* and requires a **commercial loan**, not residential financing.

On the flip side:

👉 In everyday conversation, people often think of “commercial” as *non-residential* (office, retail, industrial)… but in lending, **multifamily 5+ is a major part of the commercial space.**

Our client, a successful real estate investor, was seeking the most competitive terms for a cash-out refinance to recapitalize from the investments made into the property. We were able to source and close the loan at the desired leverage with 20 bps lower rate and half the cost compared with other lenders the investor had received quotes.
