Here are some guidelines that are specific to loan amounts under $150,000:

🔄 Refinances & Purchases

✔️ Rate/Term Refi – Pay off existing liens, closing costs, and get up to $5K cash-back, up to 75% loan to value.
✔️ Cash-Out – Up to 75% loan to value
✔️ Purchase - Up to 80% loan to value
✔️ Delayed Financing – Allowed, priced as rate/term, but underwritten as cash-out.
✔️ Title Continuity – At least one borrower must have held title for 6+ months.

📌 The Essentials
• No ATR, QM, or HPML requirements – This is a pure business-purpose loan.
• No limit on financed properties – We can service up to 10 loans per investor per borrower at a time.
• No income or DTI calculations – We only care about the property's cash flow.
