Here are some guidelines that are specific to loan amounts under $150,000:

🔄 Refinances & Purchases

✔️ Rate/Term Refi – Pay off existing liens, closing costs, and get up to $5K cash-back, up to 75% loan to value.

✔️ Purchase - Up to 80% loan to value
✔️ Delayed Financing – Allowed, priced as rate/term, but underwritten as cash-out.
✔️ Title Continuity – At least one borrower must have held title for 6+ months.
