51% of Gen Z says they don't get the homebuying process. Not the rates, not the market, the actual steps. And somehow that's treated as normal. Pre-approval and inspections and appraisals and closing costs, all handled like common knowledge when nobody teaches it anywhere.

A good loan officer (like me 😇) walks you through it - every step, every hiccup, every term - and trust me, you are NOT a bother for asking.

Mortgage rates have been all over the place since 1975 and people still bought houses in every single one of those years. The number that matters isn't the headline rate, it's whether the monthly payment fits your budget right now in Brazoria County. That's it. That's the whole equation.

There are SO many things that can go wrong during the process of trying to buy a home. And this one is probably the most common. Sometimes, the appraiser determines that the home is not worth the price you've agreed to pay for it. The appraiser can also require repairs in order for the home to meet value. While it can be frustrating, this is actually a GOOD thing. I mean, do you actually want to pay more for a home than it's worth? I know I don't.

Thankfully, when stuff like this comes up, there are several solutions we can use to fix the problem, and I know them all. I've helped buyers through low appraisals, required repairs, seller negotiations, and everything in between. Problems are common. Deals falling apart because nobody knows how to solve them shouldn't be.

That's why having the right lender matters.

Credit cards, savings, selling your stuff... sure, those work. But if you've got equity built up in your house, a HELOC is usually the move nobody mentions first.

It lets you borrow against what you've already paid into your home instead of racking up credit card interest or draining your savings account. Kitchen remodel, new roof, pool, whatever the upgrade is, its worth seeing if you can use equity to do it.
