One thing we’ve learned flipping houses—don’t skip a pre-listing inspection.

Not because buyers won’t find issues…

But because if YOU don’t know about them first, you lose control of the conversation.

We’ve seen small items turn into last-minute negotiation pressure once you’re under contract—when you’re already invested in getting the deal done.

Going in with a clear understanding upfront puts you in a much stronger position when it matters most.

These bathrooms had already been updated prior to our clients purchasing the home — but it didn’t take long for problems to surface.

Once we opened everything up, we uncovered widespread water damage, rotted subflooring, strong odor, and improper installation throughout — including no waterproofing behind the tile.

We took everything down to the structure, corrected the underlying issues, added a recessed walk-in shower, and rebuilt all three bathrooms the way they should have been done from the start — properly waterproofed, structurally sound, and built to last.

Now they have what they thought they were buying in the first place.
Because what you don’t see is just as important as what you do.
