In lots of new construction homes, builders will vent bath fans out of the soffit. Of all of the termination options for your bath fan this is the worst! Just as in this home, the hot air pumped downward out of the soffit then rises and makes its way back into the attic. This is why you see the localized mold growth in the rafter bays around these two terminations. We will remove these soffit vents, and duct these fans through the roof (a gable end wall works too). This eliminates any chance of the hot humid are reentering the attic space.

The bungalo style of construction is very common in the metro Detroit area. Properly air sealing and insulating these homes can be a challenge due the their multiple “cold storage” or attic spaces. You have a couple different options when determining how you’d like to proceed with your project. This article from Fine Homebuilding Magazine, does an excellent job demonstrating these options.

Please take the time, while we still have it, to send them a note stating you side with 90% of Michigan’s residence and support net metering (the right to receive a one for one credit for your extra power you send to the grid).

“It’s quite shocking... It’s just short of a death sentence for residential solar.”

While DTE has commercials showing solar panels and talking about reducing emissions, their legislative agenda looks quite different.

Solar advocates say the first utility proposal to replace net metering in Michigan would unfairly compensate customers for their power while also charging them “punitive” fixed fees.

Hard to tell from these photos, but the roof deck in this attic is soaking wet! A high level of air leakage in the home is allowing the humidified conditioned air to leak in the attic space, freeze on the deck, then thaw once the sun hits the roof... The drip marks in the fiberglass insulation show how the water drips from the roofing nails poking through the deck. Time to air seal this attic deck!

We recently looked at a building for (West Bloomfield Parks) to see what was causing ice damming issues. In addition to a MASSIVE wasp nest, a really poor insulation job has left exposed drywall everywhere in this attic! It always amazes us that energy efficiency is always so quickly overlooked in commercial construction!

We are working today with on an energy efficiency upgrade to their clubhouse! This morning the frost on the roof deck illustrated exactly why they needed to have this done. You don’t need a thermal image camera to see the current heat loss they are experiencing through the attic space!

The RESO data dictionary contains a number of energy efficiency related fields that a growing number of multiple listing services (MLS) are choosing to include in their systems. HPC will bring its expertise in home energy efficiency to the RESO standards development process to help shape how energy efficiency is represented in the real estate market."

Energy efficient improvements add value to homes. This is a crucial first step in determining that value!

HPC has joined the Real Estate Standards Organization (RESO) as a member. RESO is a nonprofit organization that develops, promotes and maintains, through an open process, voluntary electronic commerce standards for the real estate industry. Membership will enable HPC to participate in the standards....

This 1960’s ranch is a serial offender... Low levels/missing insulation, uninsulated stair well, uninsulated/unsealed duct work, and air leaks everywhere!!
