I feel there is definitely some misunderstanding about the market here in Maine. Yes, values have increased, yes more people are coming from out of state, yes real estate taxes are increasing. That being said, when you happen to read, for instance, Google, they are speaking about our Country as a whole. Yes, there are other states that values are remaining consistent or decreasing. Maine, however, is not one of them. There is still a lack of inventory AND unfortunately, I hate to say it, STILL overbidding.

Did you know that Fannie Mae has a RefiNow program to help lower-income homeowners refinance, offering lower costs and flexible requirements. It aims to reduce monthly payments for borrowers with Fannie Mae-owned loans, typically requiring income at or below 100% of the area median income (AMI).

WHY is this important???

A $500 credit toward an appraisal if one is required.
No minimum credit score, with debt-to-income (DTI) ratios allowed up to 65%.
The borrower's income must be 100% of the area median income (AMI), and the mortgage must be owned by Fannie Mae.
Requires at least a 50 basis point reduction in interest rate and a lower monthly payment.
Loan-to-Value can go up to 97%.
