Same Day Approvals here at GHM

Submitted a file to underwriting first thing this morning, received the initial review with conditions by this afternoon same day

We also received an appraisal waiver

Only conditions left are title and binding insurance and then we are cleared to close.

Staying way ahead of schedule helps in this business. If ever we run into obstacles now we have time to work through them seamlessly.

Not all files in underwriting are easy. However, having a proactive approach in underwriting, calling all realtors and every entity involved to give timely updates certainly helps.

Just a sweet note I received from a recent client that was referred to me from another past client

And I’ll admit, going through the mortgage process is not the sexy part of a homebuying process. It’s just not. And I get that. But it’s an important one.

So while online reviews are nice, when a client takes the time to write out a handwritten note, put a stamp on it and put it in the mail, it’s extra special.

And after 23 years, this is what keeps me going 😎

1 Day Approvals are what we do here!

Not only was this buyer’s file sent to underwriters yesterday 3/19/25, but it was approved and out of underwriting in less than 24 hours!

So when we say we close loans lightning fast it is because we utilize a technology called “Bolt Underwriting”

This software allows us to do some of the work on our own before we ever submit to underwriting, which in turn will help underwriters ultimately clear a path for closing much much faster!

Only thing we have left on this file is title work, appraisal, and locking in the home insurance…..

That’s fast!!

Happy Closing Day….

To Jessica, a repeat client

2 years ago Jessica had a life event where she had to refinance immediately.

This in turn, caused her to take on a much higher interest rate than before. But it need to be done. So we did so as a strategy, knowing that as soon as rates started to move back downward, we would refinance her again to a more permanent rate.

Now with the market interest rates much more cooperative, she was able to not only lower her terms from a 30 year fixed down to a 15 year fixed, she was also able to lower her interest rate by almost 2.25% ….. AND take cash out!

So the strategy worked like a charm with a little patience
