Some files test your patience, your problem solving, and honestly your sanity a little. 🤪

This one? We pivoted a million times. I spent two full days mentally preparing for the possibility that it just wasn’t going to make it to the finish line. Every time we cleared one hurdle, another one showed up — and literally down to the final hour, we were still jumping through new hoops.

But THIS is why who you work with matters.

I cannot brag on my team enough for refusing to quit on this file when it would’ve been easier to wave the white flag. The amount of effort, communication, creativity, and straight determination behind this Clear to Close is unreal.

Not every loan is easy. Some take a whole team willing to fight for the outcome. Today, we celebrate this one. 👏

One of the biggest affordability killers I’m seeing right now isn’t the mortgage… it’s credit card interest. 💳💰

Middle income families today are commonly carrying anywhere from $15,000–$30,000 in credit card debt… and many of those balances are sitting at 24–28% interest rates.

To put that into perspective:

A $20,000 credit card balance at 26% APR can easily cost around $430/month in interest alone before making real progress on the balance.

Meanwhile, one of my clients recently used a HELOC for debt consolidation:
• $40,000 balance
• 8.10% interest rate
• Current payment: $296.67/month

That same HELOC structure on a $20,000 balance would be approximately:
• $148.34/month at 8.10%

Comparison:
• $20,000 on a credit card at 26% APR = about $433/month interest
• $20,000 on a HELOC at 8.10% = about $148/month payment

This is why reviewing debt structure matters just as much as reviewing debt amount.

Not every situation makes sense for consolidation, but many homeowners don’t realize how expensive high-interest revolving debt has quietly become.

1. You NEVER have to make another mortgage payment, if you don’t want to.

2. You can NEVER owe more than what your home is worth, meaning you cannot get ‘upside’ down with this program.
