Stop buying square footage. Start buying a neighborhood you’ll actually use. 🚙✨

1716 Trace Drive isn’t just a gorgeous house (though the granite countertops, huge island, and split-bedroom layout are 🔥).

It’s the ultimate life hack for convenience:

🏫 Sandbrock Elementary is 0.3 miles away (2 right turns, no major roads).

🛝 First Responders Park is 2 mins away.

🏊‍♂️ Resort-style pool, splash pad, trails, and upcoming pickleball courts are right in your backyard.

🛍️ Minutes from HEB, Costco, and the Dallas North Tollway.

Bonus: The sellers are replacing the roof before closing! 🛠️

🌳 The best land opportunities are usually bought before everyone realizes what they're worth.

📍 620 Pershing Rd | Mineral Wells, TX
💰 Offered at $75,000
🌳 3.223 ACRES

Looking for room to build without an HOA and without being miles from town?

This one deserves a look.

⚡ Electricity already on-site
🚗 Two driveway entrances installed
🌳 Beautiful homesite already cleared
📐 3.223 acres on a hard corner
🏙️ Minutes from downtown Mineral Wells
💧 City water and sewer nearby along Pershing Rd
🏡 Anticipated transition to residential zoning

And here's some perspective…

A 0.152-acre lot in Mineral Wells recently sold for $20,500.

This property gives you more than 21 TIMES that amount of land for just $75,000.

Beyond building your own home, the size and layout may even create an opportunity to explore future subdivision into multiple tracts, subject to survey, platting, zoning and City approval.

Mineral Wells continues to grow and evolve, and finding 3+ acres this close to town, with electricity already in place, for $75K is getting harder—not easier.

Build on it. Hold it. Explore dividing it. Just don't overlook it.

🏡 Another one closed — and this one was a big win.

Our first-time buyers locked down a 4-bedroom cul-de-sac home at 14.4% under the original list price plus a 3% seller concession.

That’s not luck. That’s strong representation, sharp strategy, and purposeful negotiation.

We take helping first-time buyers seriously because we know homeownership can feel exciting, stressful, and overwhelming all at once. Our goal is to give them as much grace as possible on the front end — better terms, more room to breathe, and a stronger start.

Because buying your first home isn’t just about getting the keys.
It’s about starting off on the right foot.

And that’s exactly why who you work with matters. 🔑

🚨 Rare Turnkey Dental Office Opportunity in Ranger, Texas 🚨

This is not just a small commercial building — this is a chance to walk into an established dental-office setup with real estate, equipment, supplies, patient records/files, goodwill, and even the on-site camper included.

💰 All-in price: $100,000
📍 Ranger, Texas
🏢 645 SF medical/dental/commercial building
📈 Seller-reported revenue: approx. $10,000/month
👥 Seller-reported patient care roll: approx. 2,000
🚶 4–6 walk-ins per week reported
📅 Current dentist only operates Mondays & Tuesdays
📣 No advertising beyond the sign in the yard

The current owner purchased the practice from Dr. Cunningham and continues to benefit from legacy patient goodwill, local recognition, and small-town demand.

For an existing dentist, this could be an affordable second location.
For a new dentist, this could be a low-overhead starter practice.
For an investor or owner-user, this is a functional commercial/medical property with multiple potential exit strategies.

And with the DFW Metroplex continuing to push west — along with regional growth tied to energy, wind, solar, data centers, infrastructure, and development — this may be the kind of opportunity that becomes harder to duplicate at this price point.

What if your neighborhood had resort-style pools, miles of trails, a fitness center, fishing, parks, a market, a makerspace and even its own elementary school? 👀

Welcome to Walsh, a one-of-a-kind community on the western edge of Fort Worth near Aledo.

Walsh offers everything from townhomes and low-maintenance living to luxury and custom homes, with prices currently ranging from the $400s into the millions. Residents also enjoy Aledo ISD, front-yard maintenance, 2-gig internet and year-round community events.

With UTA West now under construction and even more growth coming to the area, Walsh is still early in its story.

Thinking about buying here? Make sure you understand the builders, HOA, PID and total monthly costs before choosing a home.

Comment WALSH and we’ll send you the available homes and help you compare your options.

Why are so many people moving west of Fort Worth?

Because they still want access to everything DFW offers—but they don’t necessarily want to feel like they live in the middle of it.

They’re looking for more space, more choices and a different pace of life.

And west of Fort Worth, that can look completely different depending on where you land.

Weatherford, Aledo, Brock or Springtown—the real question is which one fits the way you want to live.

Comment PARKER and we’ll help you find your place to start.

5 Things Nobody Tells You Before Moving to DFW 👀

1. “DFW” is HUGE. Like… ridiculously huge.
Telling your Realtor you want to live “in Dallas-Fort Worth” doesn’t narrow it down nearly as much as you think. You can drive well over an hour and still be in the Metroplex and every area has a completely different feel.

2. Your commute matters WAY more than the mileage.
A house that’s “only 25 miles from work” can sound perfect on Zillow. At 5:00 PM? That’s a very different conversation. 😂 Before you fall in love with a house, figure out what that drive actually looks like when you’ll be making it.

3. Property taxes can change the house you can afford.
Two similarly priced houses can have noticeably different monthly payments depending on the city, county, school district, MUD/PID and other taxing entities. Don’t shop by purchase price alone.

4. You don’t have to choose between downtown Dallas and endless suburbia.
This is the part outsiders often don’t realize. DFW has EVERYTHING — dense city living, master-planned communities, older established neighborhoods, brand-new construction, small towns, horse properties, acreage and homes where you can’t see your neighbor.

You just have to know where to look.

5. The “best” DFW suburb doesn’t exist.
Frisco might be perfect for one family and completely wrong for another. Same with Prosper, Aledo, Argyle, Keller, Mansfield, Weatherford and dozens of others.

The right question isn’t:

“What’s the best place to live in DFW?”

It’s:

“What’s the best place in DFW for the life WE want?”

That’s where we come in.

You don’t need to know DFW before you move here. We do.
