New build does not mean you shoudn’t inspect. New construction homes have hidden issues All. The. Time.

2. INSPECT DURING THE ENTIRE PROCESS
Make sure your builder is up to standard the entire build. Don’t wait until the job is complete to find problems at the end with a final inspection.

3. FIND AN INSPECTOR WHO DOES PHASE INSPECTIONS
He will perform 3 inspections:
Phase 1: Pre-Pour Inspection
Phase 2: Pre-Drywall Inspection
Phase 3: Final Inspection

4. GET A WARRANTY INSPECTION
Before the builder's one-year warranty is up, ensure that anything that has come up during the first year will be addressed by the builder.

5. MOST IMPORTANTLY, VET YOUR INSPECTOR
Don’t hire blindly, do your research.
Protect your family and your biggest investment with a good inspector.

As much as I would like to say integrity is the face of the real estate industry, it’s not. Don’t take your builders word for it, double check their work. If they have nothing to worry about - they will be completely for it!
Now go and get your new build inspection!🏃🏻

Yes - interest rates are high but you can buy down your rate at closing and always refinance your rate.

You CAN’T however, refinance the purchase price of your home. 🙅🏻‍♀️

Take advantage of this 1% down!

I haven’t heard of any other lenders doing this. This won’t last forever and once it’s gone it may be gone for good.

This is the most cost effective way to get into a home now. Sellers are HUNGRY to have their homes sold. This is the perfect opportunity for you to step in before home prices go up.

Company highlight of the week!

Native Beef TX

Amazing God-loving family with an amazing product. They sell local grass fed-grass finished beef that my family is extremely grateful for. We eat so much of their beef - many times we have to order more than once in the month even with getting their biggest pound box. 😂

If you are looking to eat a cleaner diet and dare I say live more holistically 😉 when it comes to your health - I could not recommend a better place to start!
