BEFORE THE STORM HITS
MOST PROPERTY OWNERS ARE PREPARING TOO LATE.

The best time to prepare for an insurance claim is before you need one.

Here are four simple things every property owner should do today:

✅ Photograph your property- Exterior and roof are priority to establish pre-loss documentation establishing a baseline of pre-loss condition.

✅ Video your building systems- Pre-loss documentation establishing a baseline of pre-loss condition.

✅ Understand your policy- Keep a certified copy on file.

✅ Keep records organized- Track, names, dates, who, what , when, where and how.

That's it.

When a loss occurs, documentation becomes one of the most valuable assets you have.

The owners who prepare before the event typically experience fewer surprises after the event.

Whether you own a manufacturing facility in Minneapolis, an apartment complex in Milwaukee, a school district facility in Sioux Falls, or a commercial center in Fargo, preparation matters.

At Mission Property Loss Consultants, we help organizations establish claim readiness before disaster strikes.

A little preparation today can save months of frustration later.

YOU'RE NOT PAYING FOR PAPERWORK...

QUICK QUESTION.

Would you trust someone who has never flown a plane to land a jet?

Probably not.

Yet many property owners are expected to navigate six, seven ands even eight figure insurance claims without expert guidance.

The value of a Public Adjuster isn't paperwork.

It's expertise.

Understanding policy language.

Understanding construction.

Understanding depreciation.

Understanding code upgrades.

Understanding business interruption.

Understanding documentation.

Understanding negotiations.

Every one of these items can dramatically affect the outcome of a claim.

At Mission Property Loss Consultants, our role is to close the knowledge gap between what happened to the property and what the policy may owe.

Whether we are assisting owners in Denver, Colorado Springs, Salt Lake City, Albuquerque, Fort Collins, Boulder, Provo, or Santa Fe, the goal remains the same:

Help the property owner pursue a full and fair settlement.

Knowledge matters.

Experience matters.

Documentation matters.

THE APPRAISAL CLAUSE MAY BE THE MOST POWERFUL THING IN YOUR POLICY?

STOP SCROLLING.

Did you know your insurance policy may already contain a built-in dispute resolution process?

It's called the Appraisal Clause.

Most property owners think they only have two options when they disagree with an insurance company's settlement:

❌ Accept it

❌ Hire an attorney

Often, there is a third option.

Many commercial property policies contain an appraisal provision that allows both parties to have the amount of loss independently evaluated.

Appraisal is not about coverage.

It is about value.

How much should the damage actually cost to repair or replace?

For commercial, multifamily, municipal, and industrial property owners, appraisal can be one of the most effective tools available when there is a significant gap between estimates.

At Mission Property Loss Consultants, we frequently help clients evaluate whether appraisal is appropriate and guide them through the process.

Property owners across Houston, Dallas, Fort Worth, Austin, San Antonio, Tulsa, Wichita, and Kansas City often don't realize this right exists until someone points it out.

Knowing your options matters.

Have you ever heard of an appraisal clause before?

WHAT IS A PUBLIC ADJUSTER?

STOP SCROLLING.

Most property owners don't realize there are three different adjusters involved in the claims process and only one works exclusively for them.

When a storm, fire, water loss, or other property damage event occurs, the insurance company assigns professionals to evaluate the claim. Those professionals may be highly qualified, but they represent the insurance carrier.

A Public Adjuster is different.

A Public Adjuster represents the policyholder.

That means our responsibility is to investigate the damage, document the loss, interpret the policy, prepare the claim, negotiate the settlement, and advocate for the property owner throughout the process.

Here's the simple breakdown:

✅ Staff Adjuster = Works for the insurance company.

✅ Independent Adjuster = Hired by the insurance company.

✅ Public Adjuster = Works exclusively for the policyholder.

At Mission Property Loss Consultants, we provide white glove claim management for commercial, industrial, municipal, and multifamily property owners.

Whether you're managing properties in St. Louis, Kansas City, Springfield, Columbia, Wichita, Overland Park, Tulsa, or Oklahoma City, understanding who represents whom can make a significant difference in the outcome of a claim.

The more complex the loss, the more important it becomes to have experienced professionals in your corner.

Why Large Commercial & Institutional Claims Need Specialized Representation

A Property Insurance Claim Is a Financial Recovery Project

For commercial, industrial, and institutional property owners, a major loss often impacts far more than the damaged building itself.

Large-loss claims frequently involve:
• Multiple structures
• Roofing systems
• Mechanical, electrical, and plumbing infrastructure
• Building automation systems
• Specialized equipment and machinery
• Tenant improvements
• Business personal property
• Business interruption exposures
• Extra expense considerations
• Ordinance and law requirements
• Operational disruptions

The Challenge

Most ownership groups are experts at operating assets—not managing complex insurance claims.

A significant loss can create:
• Hundreds of pages of documentation
• Multiple inspections
• Numerous consultants and contractors
• Ongoing information requests
• Competing opinions regarding scope, pricing, and repair methodology
• Significant demands on internal staff and leadership

Why Specialized Representation Matters

Large-loss public adjusters focus exclusively on helping policyholders navigate these complex recovery events.

They bring structure, expertise, and continuity to a process that can otherwise become time-consuming and resource intensive.

Common Clients
• Commercial Real Estate Owners
• Multifamily Ownership Groups
• Industrial & Manufacturing Facilities
• Distribution & Logistics Centers
• School Districts
• Municipalities
• Healthcare Systems
• Hospitality Portfolios
• Retail Centers
• Airports
• Data Centers
• Institutional Property Owners

Key Takeaway

The larger and more complex the property loss becomes, the greater the need for organized claim management and specialized representation.

What Does a Public Adjuster Actually Do?

A Public Adjuster Is a Claim Management Professional

Large commercial, industrial, and institutional property claims involve far more than identifying physical damage.

A specialized public adjuster serves as the policyholder’s claim management team throughout the recovery process.

Core Responsibilities

Investigate
• Evaluate the cause and extent of loss
• Coordinate site inspections
• Document physical damages
• Preserve critical claim evidence
• Establish an accurate understanding of the loss

Analyze
• Review insurance policy provisions
• Evaluate potential areas of coverage
• Assess operational and financial impacts
• Identify claim components requiring support
• Develop a comprehensive recovery strategy

Document
• Assemble claim documentation
• Develop scopes of damage
• Coordinate supporting reports and estimates
• Organize claim submissions
• Present a complete and well-supported claim package

Negotiate & Resolve
• Represent the policyholder throughout the claim process
• Communicate and negotiate directly with carrier representatives
• Address claim disputes, scope differences, and valuation issues
• Work to resolve claim-related challenges efficiently
• Pursue a full and fair settlement based on the documented facts, damages, and policy provisions
• Assist ownership through final claim resolution and recovery

Objective

To investigate the loss, analyze the policy, document the damages, negotiate the claim, and help the policyholder achieve a full and fair settlement while minimizing disruption to operations.

Simple Definition

A public adjuster is the policyholder’s licensed claim representative, responsible for investigating, documenting, negotiating, and managing the insurance claim from initial loss through final resolution.

For an asset manager, REIT, family office, municipality, school district, or institutional owner, this wording immediately answers the question:

“What are we actually hiring you to do?”

The answer becomes clear:

Investigate → Analyze → Document → Negotiate → Resolve.

That’s the entire claim lifecycle from the policyholder’s side.

WHO CAN LEGALLY REPRESENT A POLICYHOLDER?

Understanding the Roles in a Property Insurance Claim

When a significant property loss occurs, multiple parties may become involved in the claim process. However, not all participants represent the policyholder.

Staff Adjuster
• Employee of the insurance company
• Investigates and evaluates claims for the insurer
• Represents the interests of the insurance carrier

Independent Adjuster
• Contracted by the insurance company
• Performs inspections and claim evaluations on behalf of insurers
• Represents the insurance carrier

Contractors, Engineers & Consultants
• May identify damage and provide repair recommendations
• May prepare estimates or technical reports
• Do not represent the policyholder in the adjustment of the insurance claim
• Cannot negotiate or advocate claim positions unless separately licensed to do so under applicable law

Public Adjuster
• Licensed professional retained by the policyholder
• Investigates, documents, prepares, negotiates, and manages the claim on behalf of the insured
• Represents only the policyholder’s interests throughout the claim process

IMPORTANT DISTINCTION

In most jurisdictions, there are only two professionals authorized to represent a policyholder’s interests in an insurance claim:

Licensed Attorney

Provides legal representation and legal counsel.

Licensed Public Adjuster

Provides claim representation and claim management services.

Representation Matters

The insurance company has professionals representing its interests.

Property owners have the right to retain either a licensed attorney or a licensed public adjuster to represent theirs.

Staff Adjusters represent the insurer.

Independent Adjusters represent the insurer.

Public Adjusters represent the policyholder.

Some freedoms are so woven into everyday life that we forget what they cost.

This Memorial Day, we simply want to pause and remember the men and women who gave everything in service to this country and the families who carried that sacrifice beside them.

Behind every flag placed today is a story, a family, a future that was forever changed.

We are deeply grateful for those who never made it home and for the legacy of courage, duty, and sacrifice they left behind.

Wishing everyone a meaningful and reflective Memorial Day.
