Since gift money is a popular topic in real estate/mortgages and I get asked this question often:

"If my parents gift me $40,000 do we owe taxes?"

99% of people misunderstand gift taxes. Here's the breakdown:

• Gifts under $19K (2025 limit) = NO tax, NO forms.
• Anything above $19K = must file IRS Form 709, but no tax is due unless lifetime gifts exceed $13.99M.

Example:
• Your parents gift you $40K → $21K over the limit.
• They file Form 709, but no tax is owed unless they've gifted over $13.99M in total.

Moral of the story? If you're not gifting millions, you don't owe a dime.
