A temporary rate buydown may be a helpful option for homebuyers to ease into their mortgage payments by reducing the effective interest rate used to calculate principal and interest for a limited period, typically one to three years. While the payment is temporarily reduced, the actual mortgage note rate does not change.
It can provide lower initial monthly payments during a transitional time, with buydown funds contributed at closing by a third party, such as a seller or builder. That short-term savings may create more room for moving costs, repairs, upgrades, or other priorities. Buyers should still be comfortable with the full monthly payment once the buydown period ends.
