Our commercial bridge loan program here at Priority Investment Network is often used to “bridge the gap” when permanent financing is needed to purchase commercial real estate that is not yet available.

Here are the primary reasons a borrower might want to consider a bridge loan include:

•Incomplete ownership or project team in place
•The property has unsatisfactory occupancy rates
•The borrower can’t wait for permanent financing
•The borrower needs to improve their credit profile

How Do Cash-Out Refinance Loans Work?

To receive your refinance loan from Priority Investment Network you need a non-owner-occupied investment property. Regardless of whether you have an existing loan or own the property free and clear, you’ll apply for a hard money loan based on the price of the property. You’ll receive a hard money loan as soon as possible or as little as seven business days.

Unlike credit-based loans from traditional banks, Priority Investment Network is a private money lender. This allows us to lend money faster, create more innovative deal structures, and approve loans without a credit check. Our loans are asset-based, and we have professional underwriting in-house.

Priority Investment Network Hard Money Loan Requirements:

↳ Apply for refinancing.
↳ We underwrite the loan in-house and provide you a loan quote in 24 to 36 hours.
↳ If approved, you will receive cash funding in as little as 24 to 48 hours.

The maximum Loan To Value (LTV) depends on the original purchasing price of your real estate investment. DSCR is a loan that doesn’t require any income and is a simple loan based on a percentage of cash flow of the subject property (negative cash flow/ DSCR allowed)

Priority Investment Network Offers:

-DSCR 1-4 unit down to 600 Fico

-DSCR 5-8 unit down to 700 Fico

-DSCR 9-10 unit down to 720 Fico

This is for individual DSCR but we do have a blanket program:

Blanket DSCR max LTV is 65% on refi with 720+ and 70% on a purchase with 720+
