As a carrier specializing in rental property insurance, we understand how important it is for building owners to perform a thorough inspection of their properties multiple times a year.

Here are our top five items that should be on every landlord's inspection checklist:

1. Inspect the roof, siding, and foundation for any signs of damage that could allow water to seep or rodents to sneak in.

2. Examine the building sidewalks and driveways for damage, such as roots, frost heaves, or potholes. Tree roots, in particular, could lead to much larger issues with your building sewer and water lines if not addressed.

3. Evaluate any reported unit damage, like leaks or ceiling discoloration. These imperfections could be signs of an ice dam or some other plumbing failure that could lead to a mold and mildew issue.

4. Clean all dryer vents to avoid any fire hazards.

5. Check sump pumps to be sure they are fully operational.

As a property owner, checking these items now and fixing any issues that pop up may save you from big headaches in the future. More importantly, it can also help you avoid a large out-of-pocket expense and a costly insurance claim.
