🏠 “BUT THE BUILDER IS GIVING ME $20,000!” Cool. 👀

But before we celebrate… what is that $20K actually costing you? 😂

When you’re buying new construction, the builder’s preferred lender may offer closing-cost credits, rate incentives, upgrades, or other goodies to keep the financing in-house.

And sometimes it’s a GREAT deal. Sometimes…it ain’t. 😬

That’s why I tell buyers:
GET. A. SECOND. OPINION.

Let me look at the rate.�Let me look at the fees.�Let me look at the payment.�Let me look at the cash to close.�
And most importantly, let’s look at the TOTAL deal — not just the shiny incentive.

And if the builder’s lender already told you NO — or gave you terms that just don’t work?

🚨 DON’T WALK AWAY FROM THE HOUSE YET.

As a mortgage broker, FMG has access to multiple lenders, programs, and ways to structure a loan. Their “no” doesn’t automatically mean everybody’s answer is no.

You’re already getting a home inspection. Get a mortgage inspection too. 🧐💰

Next generation. Building for the now AND the next.

He’s on a really good trajectory- I am so proud of who this young man is becoming. Once he turns 18 (and should he still love the business), he will be licensed and doing loans. I’m doing all I can to ensure he’s way better than I could ever be.
