🏡 Mortgage Market Update – Keeping It Real (and Slightly Funny 😅)

Well, it looks like we’re ending the week right where we started — rate sheets are chillin’ and mortgage bonds are basically flat. The big headline this week was the CPI inflation report, and since that’s behind us, it’s pretty quiet out there (unless you’re super into consumer sentiment data… no judgment 🤓).

CPI came in slightly softer than expected — headline inflation landed at 3.0% vs. 3.1% forecasted (up just a smidge from August’s 2.9%). “Core” inflation — which skips those “volatile” food and energy prices — also came in at 3.0%. That’s good news for us, because inflation is basically the villain in the mortgage rate movie. 🦹‍♂️

After a quick happy dance, bonds decided they were tired and went back to being… meh. So we’re only up a few basis points.

👉 15-Day Outlook:
If you like to play it safe (and actually sleep at night), locking isn’t a bad idea. The 10-year Treasury is barely hanging under 4%, and unless Jerome Powell shows up next week with a surprise gift 🎁, we’re not expecting big improvements.

👉 15–30 Day Outlook:
Rates are pretty much stuck in neutral. You can cautiously float if you want, but don’t expect fireworks — more like a slow clap. 👏

👉 30+ Day Outlook:
Not much better, not much worse. Rates are just vibing right now.

Bottom line:
If you’ve got a good rate in front of you, don’t risk it for the biscuit. 🍪

How Fed Rate Cuts Affect (or Don’t Affect) Mortgage Rates

1. Mortgage Rates Follow the 10-Year Treasury Yield, Not the Fed Funds Rate

Mortgage rates are tied more closely to long-term Treasury yields because most mortgages last 7–10 years before being refinanced or paid off.

When investors buy Treasuries, yields fall, pulling mortgage rates down. When investors sell Treasuries (often on inflation fears), yields rise, pushing mortgage rates up.

2. Expectations Drive Yields

Bond markets look forward. If investors think inflation will stay high or economic growth will remain strong, long-term yields rise — even if the Fed is cutting short-term rates.

If investors see slowing growth and cooling inflation, yields tend to fall, which can bring mortgage rates lower.

3. Inflation vs. Growth Tradeoff

The Fed’s dual mandate is price stability and full employment.

Rate cuts are meant to support growth and jobs, but they can also raise concerns about future inflation. Those inflation fears often keep Treasury yields — and therefore mortgage rates — elevated.

4. Mortgage-Backed Securities (MBS)

Mortgage loans are bundled into MBS and sold to investors.

To compete with Treasuries, MBS yields (and therefore mortgage rates) have to stay attractive. If Treasury yields rise after a Fed cut, MBS yields and mortgage rates also tend to rise.

💼 Reprice risk? Moderate
📊 Traders are peacing out early for the weekend, which means thin volume + jittery bonds = exaggerated rate swings. 🎢
