If you have a listing or transaction in one of the Northern California cities with sewer lateral compliance requirements, this is something you’ll want to know before you’re under the gun to close! ⏰

🔎 Sewer lateral inspections, certifications, permits and/or repairs may be required depending on the city. Understanding the local requirements early can help prevent unexpected delays, additional costs and closing headaches.

📍 The updated list includes cities throughout the Bay Area and Northern California, including Alameda, Berkeley, Castro Valley, El Cerrito, Hayward, Oakland, Pacifica, Richmond, San Carlos, San Mateo, San Rafael, Santa Cruz County, Sonoma, Watsonville and many more.

⚠️ Pro tip: Don’t wait until the final days of escrow to find out what your property requires. Keep your escrow team informed and work with your local Public Works Department or sanitation district for the most current requirements.

One of the easiest ways to ensure a stress-free signing appointment is making sure your buyers and sellers know exactly what to expect before they arrive. A little preparation can help avoid unnecessary delays and keep your transaction on track. ✅

📋 Remind your clients to:
🔹 Bring a valid government-issued photo ID (some lenders may require two forms of identification)
🔹 Be prepared to wire or deposit any required funds before closing
🔹 Always verify wire instructions—they will NEVER be sent by email. Help protect your clients from wire fraud. 🔒
🔹 Confirm they’ve completed all lender requirements before their signing appointment

Setting expectations early creates a better experience for everyone involved and helps get your clients to the closing table with confidence. 🤝

20 YEARS. 💙💛

I shared my first headshot and company announcement in 2006 for fun 😂

Today I celebrate an incredible milestone—20 years with Fidelity National Title.

When I accepted an opportunity with Fidelity two decades ago, I had no idea just how much it would shape my life. Looking back, choosing Fidelity wasn’t just a career decision…it was one of the greatest blessings for me and my family.

Loyalty is defined as a strong feeling of support, faithfulness, and commitment to a person, organization, or cause. Over the past 20 years, I’ve been proud to live out that definition by dedicating my career to one company that has continually invested in me, believed in me, and supported my growth every step of the way.

I’ve been fortunate to work alongside some of the most talented escrow teams in the business. Your professionalism, dedication, and commitment to our clients make my job easier every single day. I truly couldn’t do what I do without each of you.

To my incredible leadership and upper management—thank you for your trust, encouragement, mentorship, and unwavering support. It’s rare to find a company that genuinely values its people, and I’m grateful to be part of an organization that has always empowered me to succeed.

Most importantly, I want to thank my amazing wife. ❤️ Thank you for always believing in me and giving me the freedom, encouragement, and support to stay focused on building my career. Last night our Fidelity National Title – Walnut Creek team hit the ballpark for an unforgettable evening at the Giants game! ⚾🧡

From great food and drinks 🍔🍻 to even better conversations and plenty of laughs, it was the perfect opportunity to spend quality time together outside the office. And to top it all off, the Giants brought home a 3-0 victory! 🎉

I’m incredibly grateful to be part of such an amazing team. Moments like these remind me that the best workplaces are built on strong relationships, teamwork, and having fun together!
