Earning $200K doesn’t always mean a lender can use $200K. 💡

Your paycheck and your “qualifying income” aren’t always the same number. Here’s why:

💰 Bonuses – A big bonus usually gets averaged over time, so one great year may not count in full.

📈 RSUs (company stock) – Stock usually doesn’t count until it has vested and been paid out to you.

🧾 1099 / self-employed income – Business write-offs lower your taxes, but they also lower the income a lender can use.

The good news? You can plan for this. Knowing your real qualifying number before you make an offer means no surprises in escrow.
