We have offically closed on the 2nd deal of the year! This 66 unit beauty is located in fast growing Columbia, SC. The property is already renovated and will only require some light renovation at turn over. It offers tremendous upside as the neighboring units are renting at $250+ more. We acquired the condos at $65k/unit and rent can go as much as $1250/mo at current condition. The projected IRR is 23% with Cash on Cash of 8.8%, and pay NO TAX on the gains through accelerated depreciation. This was a 506(b) offering meaning it was only open to Friends and Families and no advertisements were allowed.
