May was one for the books. 🤍

Over $4.5 million closed, my biggest month to date, and I'm nearly 50% of the way to my 2026 goal.

While I'm proud of the numbers, what means the most is the trust behind them. Every closing represents a family, a goal achieved, a challenge overcome, and a team working together to make it happen!

Your dad is gifting you $200,000 for your down payment? Amazing.
Now here’s how NOT to mess it up:

Tell your lender BEFORE moving money.
The transfer matters more than people realize.

You’ll need a signed gift letter stating:
• amount
• relationship
• property address
• that repayment is NOT expected

Paper trail is everything.
Underwriting will likely need:
• donor bank statement
• proof funds left their account
• proof funds were received

Cash and random Venmo transfers can create major issues.

Move funds exactly how your lender instructs. Sometimes wiring directly to the title company is cleaner.

Some loan programs still require buyer contribution and reserves, even with a large gift.

The biggest closing delays usually come from:
• unexplained deposits
• moving money too early
• “temporary loans”
• waiting until the last minute

Gift funds are completely normal in home buying. They just need to be documented correctly.

One thing I never want my clients to feel is like they have to “settle.”

Buying a home is one of the biggest decisions you’ll ever make, and I believe you deserve guidance, communication, and support every step of the way. Not just a quick approval and a signature at closing.

This review reminded me why I put so much effort into educating clients, creating helpful resources, and staying hands-on throughout the process. Because when clients feel informed and empowered, they can make decisions confidently and sometimes that means getting the home they truly wanted all along!!

So grateful for clients who trust me through such an important chapter.

I’ve been seeing those “how much do I make?” trends everywhere lately… and while they’re entertaining, they leave out a pretty important part of the conversation.

Most people don’t actually know how loan officers (or agents) get paid and honestly, I can’t blame them. It’s not something that’s usually explained clearly.

So here’s what I want people to understand:
My role isn’t to pressure you into a loan or steer you toward something that doesn’t feel right. My job is to educate you, walk you through your options, and help you make the best decision for your situation and your goals. Because buying a home can feel overwhelming enough without feeling confused by the financing side of it.

If you’ve ever felt unsure during the process, that doesn’t mean you’re behind, it usually just means no one has taken the time to explain things in a way that actually makes sense. And in my opinion, that guidance and transparency matter more than anything.

Vulnerable post but this deal almost broke me…and then I changed my mindset.

This one required strategy, creativity, patience, and a whole lot of teamwork behind the scenes. It pushed me to think outside the box, restructure plans when needed, communicate constantly, and keep finding solutions even when things felt difficult.

And honestly, it also reminded me just how important having the right people around you really is. The teamwork, collaboration, and support that goes into getting clients to the closing table is something most people never fully see.

Every transaction won’t be perfect. But there is still so much value in the lessons, growth, relationships, and resilience that come from them.

Closing costs are a huge part of the conversation too but they don’t have to feel confusing or overwhelming when you actually have someone walking you through the numbers.

These buyers came to me for a second opinion after feeling overwhelmed and confused & one of the biggest things they said was how much they appreciated finally having someone take the time to truly explain everything.

Buying a home is a huge decision and clear communication, education, and having options can completely change the experience. My goal is never just to get clients to closing, but to make sure they feel confident every step of the way.

This transaction also had a lot of moving pieces, and in a multiple offer situation, relationships matter. The listing agent was already familiar with how the buyer’s agent, title officer, and I work together, and that level of trust and communication can make all the difference in a competitive situation. Grateful for the teamwork that helped get these buyers home. 🤍

POV: you ask a loan officer what their job is like and it’s somehow equal parts emotional support, math, coffee runs, problem solving, and celebrating people during some of the biggest moments of their lives.

There are definitely stressful moments behind the scenes, but getting to help clients navigate the home buying process and work alongside incredible people in this industry, making it all worth it every single time.
