Congratulations on your very first home where your family will continue to grow ♥️.

This one was so fun and honestly the best story!! They started off with a credit union, but when things became hard they came to me. Not every loan is cut and dry and it typically needs a little pizazz is what I like to call it 😂.

Second hurdle was USDA! The income limits are always tight, especially because USDA uses projected income. There are ways to get you under the limit if you are facing this! Make sure you absolutely cannot do this loan type before moving on. I love to get a little creative.

They secured the home they truly wanted and brought very little to the table. Thank you to Charlotte Long for trusting me and as always making the process so smooth 😁.

Why are interest rates rising a good thing? 🤔

I'll tell you!
❗️Not as much competition
❗️Lower sales prices
❗️Closing costs paid by the SELLER.

Don't sleep on this market 💪 I have clients that got some of the best deals at the end of 2023 when rates spiked, and guess what they already refinanced.

Let's do some quick math if they saved 10k in the sales price and 15k in closing costs, that's 25k. They had a 7.5% rate and refinanced to 6.5% a year later. If they waited they could have saved 268.59 on a 400k home X 12 months = 3,223.08. Even if you spent 7k to refinance that's 10,223.08. Guess what you still won on the home purchase at 7.5%!!! And this is me being conservative. 😬
