Realtors will need to be more detailed when entering property information into the MLS. Appraisers will be paying closer attention to conflicting information and may come back with additional questions.

To speed up your mortgage preapproval, focus heavily on lowering your debt-to-income (DTI) ratio by paying off revolving credit cards with high minimum monthly payments. Avoid paying off long-term installment loans with low balances or depleting your cash reserves needed for your down payment and closing costs

What to Pay Off:
▪Revolving credit card balances: High credit card utilization hurts your credit score and minimum payments inflate your DTI. Wiping these out improves both metrics quickly.
▪Small collection accounts or judgments: Lenders often require these to be cleared before issuing a final approval, so handling them proactively saves time.
▪Authorized-user accounts: If you have a balance on a card where you are just an authorized user, paying it off or removing yourself from the account can instantly improve your profile.

More choices: Active housing inventory is steadily recovering, giving buyers more properties to view.
Price drops: Sellers are cutting prices more often and accepting offers below original listing prices.
Concessions: Sellers now offer cash credits for closing costs or rate buy-downs.
Less pressure: Bidding wars are fading, and buyers have more room for home inspections. 🏡💰

These two came to me and asked me to build them a plan to buy last year! The cool thing is they followed exactly what I said. I’m so proud of them! This closing has been a long time coming. We've been working together for years, improving your credit, figuring out the right game plan, and waiting for the right opportunity. Today, it all paid off. I'm so thankful I got to be part of this journey and watch you finally buy your first home. These are the moments that remind me why I love what I do.
