When I was first starting out, I trusted an investor who was offering seller-financed tax deed lots in Bella Vista, Arkansas and purchased four lots. I knew I wanted to invest, and didn't have much money, and this was something that made sense to me. It was a long term strategy. I purchased and held them for the last 12 years, so that when my daughter graduated high school, if she chose to go to college, I could cash these in and pay for it. Kylie graduated last year and chose not to go to college, so I'm cashing these out and investing the profits into cash flowing properties!

🙏I'm so grateful for my agent, Traci Terrahe, eXp Realty, who has gone above and beyond to list, market, door knock, negotiate and get us into contracts on two of the four lots within two days of listing! And we closed in under two weeks!

🎉SOLD!!

Jan 2021, I took my first leap of faith into the Short-Term Rental and Leasehold investment strategy by buying a unit in Island Colony. This week, I closed the sale of this little beauty for a nice profit after 18 months of solid cashflow. I'm so grateful for the PML who trusted my experience and funded the entire deal, for the experience of trusting myself enough to leap and learn to fly on the way down, for my Property Manager who made me money throughout my holding, and for the buyers who are choosing to live in this gem as a second home. While I would have loved to have kept this one, it made sense to sell in this market and to take the proceeds to buy more.

My takeaway: Trust yourself to learn what you need to learn to make a choice if it works for your strategy or not, and trust yourself to figure the rest out as you go. Don't sit on the fence waiting for all the information before you move. By then, the opportunity will have passed.
