If you have purchased your homeowners policy online from Progressive or GEICO, you absolutely need to check your declarations page right now.

Many homeowners do not realize that neither company writes their own standard home insurance policies; instead, they operate as agencies that outsource coverage to third-party carriers. If you bought a policy online through those portals, there is a very high chance your actual insurer is Homesite.

1. Locate Your Declarations Page: Log into your online portal and download your latest Policy Declarations Page (usually the first 2–3 pages of your policy renewal package).
2. Identify the True Underwriter: Look at the top or bottom of the page for the legal entity name—if it lists Homesite Insurance Company, this 2% rule applies to you.
3. Find "Coverage A": Note the exact dollar amount listed next to Dwelling Coverage.
4. Calculate Your Out-of-Pocket Cost: Multiply that Dwelling number by 0.02. If your coverage is $350,000, your deductible is $7,000 for wind or hail damage before the insurer pays a single dollar.

🏠 ACV vs. RCV:
Do you know what your home insurance actually covers?

I review an average of 6 to 8 different policies each and every day and have for the last several years. One of the biggest and most costly misunderstandings I see regularly is the difference between ACV and RCV.

• Cost Implication: This misunderstanding is costly.

When purchasing policies online, this policy language is not always clear as to what it actually is. Furthermore, in this day and age, an "endorsement" does not always add to your coverage like we think it should. It can actually take away coverage and act as an exclusion.
Shockingly, most agents I deal with daily have no idea what the policy endorsements actually add to or take away from the policy.
When disaster strikes, understanding your policy's baseline payout structure can prevent major financial surprises. The infographic below breaks down the two most common types of coverage:

🔹 Actual Cash Value (ACV)
• Accounts for depreciation: You get paid what the item is worth today, not what you paid for it.
• Lower payout: Factors in age, wear, and tear.
• The catch: It may not fully cover the cost of buying a brand-new replacement.

🔹 Replacement Cost Value (RCV)
• No depreciation: Payouts are based on current retail market prices.
• Higher payout: Reflects the actual cost to buy a new item today.
• The benefit: Designed to fully cover a complete replacement.

💡 The Bottom Line:
While ACV policies usually have lower monthly premiums, an RCV policy offers much better financial protection when you need to rebuild or replace your belongings. Sneaky endorsements can quietly downgrade your RCV to ACV without you realizing it.
Most customers I deal with that have purchased their policy online are the ones that end up with a policy that is not covering their auto, home, or their toys like they think they are covered.
Don't rely on online algorithms or inexperienced agents to protect your biggest assets.
