This recognition belongs to the team. Ignacio Garza, Alexandra Garza, Rick Sanchez, and Sylvia Sanchez put in the work every step of the way. Market days at Circle R Ranch

Circle R Ranch is officially the next big project. The ranch sits on about 42 acres in Flower Mound right off Cross Timbers, one of the busiest roads in town. It already has over 32,000 square feet of buildings, pavilions, commercial kitchen, arenas, and event infrastructure in place.

The numbers are strong.
• Purchase price, 12M
• Total raise, 14.5M
• Equity raise, 5.5M
• Debt raise, 9M
• LP/GP split, 60/40
• Preferred return, 8 percent
• Target IRR, 19.9 percent in the likely case
• Equity multiple, 1.96x
• Cash on cash, 20.10 percent

The ranch can host up to 2,650 people and is already well known in DFW for corporate events, holiday events, weddings, youth camps, and retreats. Flower Mound land values around us are selling for 375k to over 600k per acre. Circle R is coming in at about 286k per acre, right next to the 1,000 to 2,000 acre Furst Ranch development.

Year one opens the door for holiday festivals, corporate events, weddings, and youth camps. The demand in the area is already proven. With upgrades and pro management, this property has room to grow into a premium experiential venue.
