1. FHA, VA & USDA loan delays
👉 These loans rely on federal staff for approvals. When the government shuts down, fewer people are working, which can slow down processing or even pause certain programs.
2. IRS & SSA verifications
👉 Lenders often need IRS transcripts or Social Security checks to verify income and identity. If those agencies are closed or limited, it can hold up your loan approval.
3. Flood insurance pause
👉 Homes in flood zones require insurance through the National Flood Insurance Program. If it can’t issue new policies during a shutdown, closings in those areas may be delayed. Look into private flood insurance.
4. Federal worker income checks
👉 Lenders must confirm your income is “stable.” If you’re a government employee on furlough or without pay, your mortgage approval could be put on hold until pay resumes
