Give yourself the gift of knowledge this holiday season by getting your mortgage questions answered one by one. Here are three to help get you started:⁣

Q: How far in advance should I apply for a mortgage?⁣
A: Ideally, you want to start the process when you are shopping around for a new home. Doing so will tell you exactly how much you can afford, what your monthly payments will be, and what your total monthly obligations are.⁣

Q: Do I need 20% down to purchase a house?⁣
A: no some loans require $0 down most require only 3.5%. While putting 20% down can improve your chances of getting approved and locking in a lower rate (and monthly payment), lenders and mortgage programs will accept less than 20% so long as you buy mortgage insurance.⁣

Q: I just got a new job. Will this impact getting a mortgage?⁣
A: Most lenders like to see a two-year job history in the same field though changing jobs for a better position could be seen as favorable. If you’re a soon-to-be college grad, you may be able to get a home loan even without a two-year work history.⁣

A: It takes 4 ½ months, on average, to find a home, plus 30-45 days to close once you're under contract. ⁣

The timeline can vary widely, however, based on your urgency, the time of year, financing needs, and current inventory. ⁣

I've had buyers find a home and move in 30 days, and others who I've worked with for years to find just the right place to call home. If you're looking to buy, I'm here to make your timeline my timeline. ⁣

Know exactly what you’re looking for? Bed/bath count, yard, garage, neighborhood, etc.? Awesome! You’re a step ahead! Not quite as sure? No worries. We’ll have a thorough chat about your needs and wants so we both leave with your list of must-haves that will guide your home search.⁣
Next, we’ll run the numbers inside and settle on your price range. There’s nothing more burdensome to homeowners than overpaying for a home so rest assured, I won’t let that happen.⁣
