Our current small joys are a direct result of the season: Unapologetic pumpkin spice lattes, A&M football, weather so cold (sub 75) Texans are breaking out a light sweater. Oh, fall is SO back, and it’s once again brought the little things.

It’s time we address one of our most commonly asked homebuyer questions ✍️

❔❔❔ “Can I borrow my down payment?”

Answer: No, you cannot borrow money for your downpayment. True gift funds are a potential option, but will still require disclosure and a letter from the giver documenting their relationship to you and that they have no expectation of repayment. It’s a little sticky, and varies situation to situation, which is why we recommend working with a mortgage broker to make sure you aren’t risking denial and there are no surprises during underwriting.

❕ Lenders see borrowing funds as a red flag that you can’t afford the home
❕ Remember that large gift funds can have tax implications for the giver
❕ Even as a gift, there are still rules
