Many people don't realize their current home can help them buy the next one.

We recently worked with clients who wanted to purchase an investment property but didn't have liquid funds for the down payment. We put a HELOC strategy in place so they could use the equity in their current home instead.

When the property they wanted came on the market, we closed their HELOC in just 5 days, giving them access to the funds they needed so they could move forward with confidence.

While a HELOC is commonly used as a way to remodel a home, it can also be used as a tool for purchasing another property, starting a business, consolidating higher-interest debt, or simply creating financial flexibility.

These are the kinds of financing strategies we really enjoy helping clients think through. Every situation is different, and sometimes a little planning ahead can open up opportunities that people didn't realize were possible.

It felt like summer showed up early in Ventura last week.

In between some unexpected March beach weather, we closed two deals here locally:

• Triplex refinance of Poli St in Downtown Ventura — lowered the client’s rate by over 1%, improving monthly cash flow on their investment property

• First-time homebuyers in the Clearpoint neighborhood — a beautiful home for a growing family. This one involved a jumbo loan, an we were able to get everything closed smoothly (even with a baby arriving during escrow)

One of the most common things we hear from first time buyers in Ventura is, “We need to save 20% before we can buy.”

The truth is, most buyers don’t.

Working with an independent mortgage broker doesn't mean choosing one bank. It means accessing multiple lenders through a single application and one coordinated process.

Instead of applying repeatedly or trying to compare options on your own, we evaluate your loan options behind the scenes and advise you clearly so you can focus on what fits your situation.
