That’s a motto I try to carry into every part of my business.
The mortgage industry is constantly changing — guidelines, programs, strategies, market conditions — and I never want to stop learning just because I’ve been doing this for years. The more I know, the better resource I can be for my clients and the Realtors who trust me with their buyers.
Today’s learning session was also a great reminder of how much I value the partnerships I’ve built along the way.

🚨 5,700 MORE homes near Nokomis?! 😳
Yep. Sarasota County commissioners unanimously approved the Palmer East master-planned development — a project that could eventually bring approximately 5,700 homes + nearly 1.5 MILLION square feet of commercial space to the area.
And I already know what half of Sarasota is thinking…
“WHERE ARE ALL THESE PEOPLE GOING TO DRIVE?!” 😂🚗🚗🚗
The project is expected to develop over roughly 20 years and includes plans for a town center and affordable housing.
There are absolutely positives: more housing, businesses, jobs and economic opportunity.
But let’s not pretend there aren’t some BIG questions, too.
Traffic. Infrastructure. Schools. The environment. And how much development is too much development?
At the same time, Sarasota continues investing in beaches, parks, conservation, arts, education, nonprofits and community spaces — many of the exact things that make people want to move here in the first place.
And maybe that’s the irony…
We created a place everyone wants to live. Now we have to figure out what happens when everyone actually wants to live here. 🌴🏡
So I’m curious what the locals think:

Okay… this was pretty cool. 👀🤖
I got to see the Tesla Cybercab in Tampa, and it honestly felt like getting a little peek into the future.
A car designed to drive itself. No steering wheel. No pedals. Just hop in and let the car do the driving. 😳
It got me thinking about how quickly things we once thought sounded completely crazy become normal.
Self-driving cars.
AI.
Smart homes.
And even the way we buy homes and get mortgages has changed SO much.
Technology can make the process faster and easier, but some things I still don’t think should be completely automated — especially one of the biggest financial decisions you’ll ever make. 😉
I’m all for technology making mortgages easier, but I still believe there’s a lot of value in having an actual human you can call and say, “Okay Michaela… explain this to me.” 😂
Very cool to see this in person, though!

🇺🇸 We Will Never Forget. 9.11.2001.

It started with a school project.

My daughter was interviewing me about September 11th, and as I began answering her questions, I realized just how vividly I still remember that day.

I can remember exactly where I was when I heard that a plane had hit the first tower. I remember what I was doing. I remember the confusion. I remember the feeling when we began to understand that what we were watching wasn't an accident.

It was the first time in my life that I can remember truly understanding the word terrorism.

It was a somber, terrifying day that changed our country forever.

Then this morning, I was reminiscing about 9/11 with my mom, and she said something that really stayed with me:

Every year, more and more people are alive who never lived through that day.

My daughter is one of them.

And that means those of us who do remember have a responsibility to keep the memory alive.

To tell them what happened.

To remember the 2,977 lives lost.

To remember the firefighters, police officers, first responders and ordinary people who ran toward danger to help complete strangers.

To remember the families whose lives changed forever.

And to remember how, in the days that followed, Americans came together in a way that is difficult to describe to someone who wasn't there.

More than two decades later, I can still put myself back in that moment almost exactly.

🏢 BUYING A CONDO IN FLORIDA? The financing rules just changed.

As of August 3, Fannie Mae and Freddie Mac eliminated the Limited Review option for many established condo projects. That means most conventional condo loans now require a more extensive Full Review of the association.

Translation? Your lender may be looking much deeper into the condo association’s:

💰 Budget & reserves
🛡️ Insurance
⚖️ Litigation
🏗️ Overall project eligibility

And beginning in January 2027, applicable reserve funding expectations increase from 10% to 15%.

Does this mean you can't finance a Florida condo? Absolutely not.

It means checking the CONDO is becoming almost as important as qualifying the BUYER.

And if a property doesn't meet conventional guidelines? There may still be portfolio or Non-QM financing options available.

👉 My advice: If you're shopping for a Florida condo, involve your lender BEFORE you fall in love with the unit.

Qualify the buyer. Qualify the building. Then make the offer. 🏡
