Fannie Mae and Freddie Mac have updated their condominium financing guidelinesāand these changes could impact whether a condo qualifies for conventional financing.

Qualifying for the mortgage is only half the equation. The condo association has to qualify too.
Depending on the property, lenders may need to take a closer look at things like the associationās finances, reserve funding, insurance coverage, and potential structural concerns.
That can mean additional documentation, longer approval timelines, and potentially financing issues if the condo project doesnāt meet the guidelines.
But thereās good news: many of these issues can be identified before you write an offer.
