The construction phase of our Boho themed living space for one of our upcoming short and midterm rentals in Hockinson is complete.

Just a couple decks to build and a house to demolish for final occupancy, and then Stephanie can do her magic of decorating this place into a warm and cozy getaway for travelers and guests. Woohoo!!

Reclaimed floorboards for our nautical themed bathroom.

As we're constructing our new shared living rental, we're simultaneously tearing down the dilapidated old home in front of it, and repurposing as much of its original saw cut old growth fir material as we can. Since the overall theme of the 1 bedroom unit is "traveling", I thought using the 1 x 10 floorboards from the old upstairs would provide a rich nostalgia of ocean adventure.
In addition, we pulled a few 3 x 4 truss boards and used them as a crown molding and gave a few boards to my talented cabinet guy, Nathan Stix Jenkins and he built a matching floating cabinet that will tie it all together.

We spent days pulling up the dusty and dingy boards and ripping them down on the table saw, cutting them to length, sanding them just enough for clean up, but still being able to see the large saw blade marks, plained the backside, routered the edges, and then distressed them slightly with a vinegar bath.

We paneled the ceiling, added in wainscoting, and trimmed out the door casings with the reclaimed wood.

The walls will be adorned with nautical maps from the 1940's to evoke feelings of adventures at sea from the confines of the captains quarters. We obviously have more work to do here, but I wanted to share some progress pictures because it feels so good to finally be installing the materials we spent so much time cleaning up.

SOLD! (And just in time for Christmas)
Thanks to all who helped make this another successful flip. The remodel took 21-days with a few added days to address inspection items. From acquisition to close of escrow, we were just over 9-weeks. All in all, I think we turned a cute place with deferred maintenance into a warm and crisp home that looks great and is built to last another hundred years or so.

Scott Bradley - For sending me this project and listing it masterfully - It was a wild ride full of learning experiences and fun conversations.
Austin Misner and the fellas at Pinnacle Paint and Maintenance. Your ability to take on so many aspects of a remodel project is truly impressive and your crew is always great to work with.
And to my brother, Scott, electrician, Jake, and framer, Justin Ward with Blue Bird Restorations - you take on the tough stuff with a smile and professionalism, which makes my job much easier along the way.

Can you dig it?

We are in the throws of remodeling a home that sat unfinished for roughly 17 years. When it was originally permitted, the electric was approved to travel a short distance overhead from a couple poles. Fast forward to current day, our friends at the PUD now want it to go underground... 200'ft... 3'ft deep... with most requiring hand digging as to not disrupt existing utilities.

The cost to go underground was 5 times the cost it would have been to go overhead and a heck of a lot more work. If you wonder why housing affordability is so out of whack, you need only look to your government, who appear completely disconnected with how their policies impact their community.
