I was thinking about the Flooding in 1997 , if I remember correctly it was unseasonably warm in the mountains which caused the snow pack to melt . We also had heavy rain .
Obviously we are having excessive rain , which is going to leave the water in the rivers and streams at a very high level . If later in the season it warms up and or rains I am concerned about Flooding in areas that are normally not a concern .
In many areas in Clark County including my neighborhood we have high water tables , it is the lowest in September -October , and gradually rises throughout the Fall and Winter .
The standard Home Insurance Policy Does NOT cover Damage from Surface Water that rises into your crawl space or basement , Overflow of Storm Sewers or Any other type of water damage that is not the result of a broken pipe inside the Dwelling .

Many Homes that are not in a high risk area can obtain Flood Insurance at a surprisingly low rate .
Flood Insurance is sold through Agents however the Federal Government is the Insurance Company the rates are the same regardless of where you purchase.

There is a 30 waiting period , a policy purchased 12/20/15 would not go into effect until 1/20/16 .
I am not a weather expert , however seeing a possible mess before we hit Summer .
