I was born and raised in Oregon and currently live in Battle Ground WA with my wife of 14 years, Sarah, and our 3 children, Eli (12), Zeke (5) and Everly (2). The rate relief program is back for a limited time!! This program allows you the opportunity to get a mortgage rate 1.5% lower than the current market. To be eligible, you must make less than 80% of the area median income. In the general Vancouver area, that would be $99,280. If you know someone who is thinking about buying a home, this would be the perfect opportunity to secure a much lower rate than what the market is at right now. Funds will go quickly though!

💰What does a mortgage lender look at when they ask for your bank statement? It is mainly to verify that the money that we are needing to verify is in your account. We are also looking for any large or cash deposits. Those are not a problem necessarily, but we will need to verify where they came from if they are greater than 25% of your monthly income.

As much as this market is tough, it is the most flexible and buyer friendly market I have ever seen since I got into the business in 2013. Sellers are dropping prices and adding in seller credits left and right to get a deal done!

This is what 30 year fixed mortgage rates have looked like over the last 3 years. We are currently at rates last seen one year ago. Still not to what we see back in 2023, but things have been moving in the right direction. With the FED announcement coming up soon on whether or not they will lower rates, and the continued weakness in the labor market, we could be set up to see more positive movement for this next year. No one really knows, but we are seeing some great improvements in mortgage rates as of late. Have a great day!
