Las tasas de interés hipotecarias bajaron durante la semana pasada y se establecieron en el nivel más bajo de 2025, pero se mantuvieron lo suficientemente elevadas como para sofocar los niveles normales de compra y venta en el mercado inmobiliario.

En la semana que terminó el 6 de febrero, las hipotecas a tasa fija a 30 años promediaron 6,89%, anunció Freddie Mac el jueves. Esas cifras no incluyen tarifas ni puntos, y las tasas en algunas partes del país pueden ser más altas o más bajas que el promedio nacional.

Ahora se necesita el 33,5% del ingreso familiar medio para realizar un pago hipotecario de una vivienda de precio promedio, según datos de Intercontinental Exchange (ICE). Eso equivale a un pago mensual de $2,395. Está por debajo de un pico reciente de 37,2% en octubre de 2023, cuando las tasas de interés hipotecarias se ubicaron en 7,62%.
