This is a BIG change for homeowners who have been hanging onto those 3% and 4% rates. 🙌

Fannie Mae recently made it easier to potentially keep your current home as a rental AND qualify for your next home.

Previously, we often needed a signed lease, deposit and first month’s rent before closing.

Now, in certain situations, we have more flexibility and can use different forms of documentation to support rental income rather than relying solely on a signed lease and security deposit. 🏡

If you’ve been thinking, “I’d love to move, but I don’t want to give up my low rate,” this could be a game changer.

There are guidelines and reserve requirements, of course, but it’s definitely worth a conversation. 😁

Closed another one today! 🏡❤️

There’s something extra rewarding about a client who starts out as a complete stranger and decides to trust a text from someone they found on the internet. 😂

No longtime connection, no history together just a conversation that turned into trust, follow up and then trust that turned into getting them all the way to the closing table.

I never take that lightly. Buying a home is a big deal, and choosing who you trust to help with the financing is a big part of it.

So thankful for every person who takes a chance on me, answers that first text, and lets me be a small part of such a big moment in their life.

My husband has had the privilege of coaching Sam & Jr.’s son for the past few years, so helping this family find their home was extra special. ❤️

It all started with a conversation at football practice about a year ago, when we began talking about the possibility of buying. After lots of showings, looking in all different areas, and waiting for the right one, they finally found the house that felt like home. 🏡

Helping local families and people we’ve gotten to know through our community will always be one of my favorite parts of this job. And since they looked all over the place, I’ll admit I was selfishly hoping they’d end up staying in Woodland, so I couldn’t be happier that’s exactly where they landed!! ❤️

Congratulations, Sam & Jr.! Thank you for trusting me to be part of this journey. I’m so excited for your family and this next chapter! Happy moving weekend!!

I was laying by the pool in the middle of nowhere Wyoming, on day three of being broken down for the THIRD time on our family road trip, when a guy named Tom called. 😂

He was really wanting to buy a home but being retired and on a fixed income, he wasn’t sure if it was even possible.

Well, we figured out that it WAS — and then Kirsten Dirckx found him the perfect one. 🏡

And when I tell you he was excited… he is SO excited. We talked about painting parties, what kind of new ladder he was going to buy 😂, and all the plans he already had for his new home, he even called me post surgery just to make sure I was ok.

THIS is the best part of my job. ❤️

It’s not just loans and numbers. It’s watching someone realize something they weren’t sure was possible actually IS. It’s hearing the excitement in their voice and getting to be a small part of their next chapter of life!

Congratulations, Tom, on your new home! 🏡🎉 I couldn’t be happier for you.

So..I guess the moral of the story is… always answer the phone. Even when you’re stranded in the middle of nowhere Wyoming on a family road trip that looks NOTHING like you planned. 😂

The trip may not have gone according to plan, but somewhere in the middle of all that chaos, I still got to change a life. ❤️
