Sept 2023 vs October 2024 - Congrats to Gary and Cami on their new refinance & 1 year anniversary of their new place! Saving over $600 a month always comes at a good time :) In the last year so much has changed for this family! They've fully remodeled their home inside and out, and the best part......they've welcomed a beautiful, new little girl to the family! She's absolutely adorable. Gary and I met back in 2007 through a mutual friend, Trevor Sarian. (Thanks Trevor !) We all worked together at the same company years ago! The California Dream For All Shared Appreciation loan program is back! Version 2024.

Again, this is where California will let you borrow up to 20% down on a new home purchase - without an extra monthly mortgage payment. They can do it with shared appreciation! So if your home appreciates in value, they share that extra cash with you. More on that in another video.

One of the big changes In 2024 is one of the applicants needs to be a first generation home buyer. What does that mean? There's a small example in the video.

Meet the loan program everyone's talking about. Sellers benefit, buyers benefit!

Sellers aren't forced to reduce their sales price by 50 to 100k, so it preserves neighborhood values.

Buyers benefit because they enjoy a lower payment for the first 2 years, or until they'd like to refinance. Less out of pocket & less on their monthly.

Jermaine was in a small apartment in Los Angeles and decided he was ready for a large home with some desert living, so off to the Antelope Valley!

Negotiating 101. Make an offer when you've got no competition.... And then you can ask for just about anything you want!

Just yesterday, we had a client put in an offer for $229,000 UNDER the asking price. What?? Yep, that just happened.
Perspective: 9 months ago, that offer would have been shredded by the seller, with no response.... But today? The seller is responding! And considering a major price cut!

AND THAT is the market we're in right now, a buyer's market! When you marry the property, you're able to get substantial discounts off the purchase price, set your property taxes at a lower number, & often can even get your closing costs paid for. And that's what I'm seeing with clients right now, time and again.

Buyers have so much more power than they did even just 9 months ago. It's a beautiful thing and buyers are now fighting back!

And then when rates drop? Oooh, it's even better.
NOW - you got a gorgeous home at an affordable price AND you're able to enjoy the lower payment & save money.

It's true! The market has changed! But higher rates don't always = higher payments. Especially if the home is less expensive and if the seller offers a credit. What?? Credits?? Yep that's what I said, seller credits, they are back. As the market shifts, it's always good to make sure you evaluate the total picture. Today, my two adorable assistants talk about the real estate market.
