There’s no greater compliment than the trust of a client who has worked with you for 25 years. ❤️

From purchasing their first home, to refinancing over the years, to helping their family through the difficult process of selling a loved one's home, relationships like this are what make my work so rewarding.

Thank you, Charlie Bolwell, for your friendship, your confidence, and your kind words. It has truly been my privilege to serve your family.

Mortgages are about more than rates and numbers. They're about people, relationships, and being there when it matters most.

𝗟𝗮𝘀𝘁 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗥𝗲𝗰𝗮𝗽: 𝗥𝗮𝘁𝗲𝘀 𝗶𝗺𝗽𝗿𝗼𝘃𝗲𝗱 👍
Mortgage rates ended the week slightly lower for the fourth straight week, although once again it wasn't a smooth ride. Rates crept higher after Wednesday's Fed meeting before improving Thursday and Friday as AI and tech stocks sold off and investors moved money into bonds.
𝗧𝗵𝗶𝘀 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝗰𝗼𝘂𝗹𝗱 𝗰𝗼𝗻𝘁𝗶𝗻𝘂𝗲 𝘁𝗼 𝗶𝗺𝗽𝗿𝗼𝘃𝗲 👍
Mortgage rates could continue to improve this week, but they'll need some help from weaker jobs data and falling oil prices. While we could see rates move a little lower, don't expect any big drops. Instead, we could see more of the gradual improvement we've seen throughout October.
📈 𝗪𝗵𝗮𝘁’𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
•Labor data: It's a big week for jobs data, with Friday's BLS jobs report likely to have the biggest impact on mortgage rates. Weak numbers could help rates, while strong numbers could push them higher.
•Oil: Oil prices are starting the week lower on hopes for a U.S.-Iran deal, but concerns about possible military action after the midterms could push prices higher again.
•Stocks: AI and tech stocks could continue to influence rates this week. More selling could help mortgage rates improve, while a rebound could push rates higher.

Watching myself walk out of an open house in 2020 because it felt “overpriced”… 😅

Fast forward… It’s worth double 👀

Here’s the lesson 👇

Waiting for the “perfect price or Perfect Rate” can cost you more than buying at a good one

The market doesn’t wait
It moves

And the people who win?
They make moves when it makes sense for their life, not just the price

Don’t let perfect be the reason you miss good 👍

Today, on All Saints’ Day, I’m reminded that a meaningful life isn't measured by wealth, recognition, or the titles we hold. It's measured by the lives we touch and the good we leave behind.

Some of the most extraordinary people are those who live rather ordinary lives — quietly choosing kindness, showing compassion, serving others, and finding the strength to persevere when life gets difficult.

We may never know how far a simple act of kindness reaches or how much our example means to someone else.

Perhaps that's one of life's greatest lessons: You don't have to change the world to make a lasting difference. You just have to make a difference in someone's world.

Wishing everyone a peaceful and meaningful Sunday. 🙏❤️

🎃🧟‍♂️ I’m not saying I’m the King of Halloween… but I am the Thriller of the mortgage world! 😂

I may not have Michael Jackson’s dance moves, but after 42 years in the mortgage business, I’ve learned a few things about making a good impression. 😎🏡

So this Halloween, I’m bringing the moves, the moonwalk-ish, and a little mortgage magic!

Remember, when it comes to home loans, I’m much better at getting you to the closing table than getting you to dance like this. 🤣

Happy Halloween from your favorite mortgage guy! 👻🏡

📉🏡 Daily Mortgage Minute: Mortgage Rates Hit Their Lowest Levels Since September!
There may be a window of opportunity opening for homebuyers!
Continued weakness in tech stocks, particularly AI stocks, has helped push mortgage rates lower this week. And today, rates are at their lowest levels since September! 🙌
Here's why that matters:
✅ Home prices are softening.
✅ Sellers are more willing to negotiate.
✅ Buyers have more room to make a deal.
✅ Mortgage rates have improved.
When you put all four together, you may have an opportunity worth exploring!
Whether you're looking to buy a home, move up, or tap into the equity in your current home, let's talk about your options.

📈🏡 Daily Mortgage Minute: Bonds Bounce Back!
The bond market had a few twists and turns today! 📉📈 After starting strong and slipping midday, bonds recovered as jitters in the tech stock market sent investors looking for the relative safety of bonds. The good news? Many lenders improved pricing, and mortgage rates finished the week in a better position than last week! 🙌 Thinking about buying a home, moving up, or tapping into your home equity? Let’s talk about your options. 📞 James Hecker

That home that’s been sitting on the market for a while?

There MAY be an opportunity to negotiate.
And asking for a lower price isn’t your only option.
You may be able to ask the seller to help with some of your closing costs instead.

Here’s what that COULD look like:

Home price: $425,000
Offer: $425,000
Seller concession: 2% = $8,500

Instead of negotiating a lower purchase price, that $8,500 could potentially help cover eligible closing costs.

That could mean keeping more of your own money in the bank after closing.
But these numbers are just an example.
What a seller can contribute and what those funds can be used for will depend on your loan, down payment, and specific situation.
This is just an example, but it's why we look at YOUR numbers and figure out which strategy makes the most sense for you.

Sometimes getting the best deal isn’t just about getting the low price.

Comment READY if you want to talk through your options.

📉 Daily Mortgage Minute | The Fed Pauses—What Does It Mean for Mortgage Rates?
The Fed held rates steady today, just as expected. While another rate hike in December remains a possibility, mortgage bonds reacted somewhat positively, giving us a small improvement in mortgage rates. 🙌 🔎 What are we watching? 🛢️ Oil prices and the conflict involving Iran 📉 The AI stock sell-off and its impact on investor demand for bonds When investors move money into bonds, that can help put downward pressure on mortgage rates. It's a market worth watching! 🏡 Thinking about buying, moving up, or refinancing? Don't try to predict the market alone.
