Four numbers can quickly expose a weak deal: realistic net operating income, annual debt service, cash required at closing, and reserves left afterward. None tells the whole story alone—but together they help you ask better questions before committing.

If your seller-financed loan matures in five years, what happens if a bank won't refinance it? Evaluate alternative repayment paths before signing. A credible exit plan should survive less favorable interest rates, rent collections, or property values.

Before closing on an investment property, estimate what remains in cash after the down payment, closing costs, immediate repairs, and setup expenses. Then stress-test vacancies, maintenance, taxes, and insurance. Financing flexibility helps only if the deal remains sustainable.

Creative financing begins with understanding the other side. A seller might value predictable payments, a specific closing date, or reduced management responsibilities more than a slightly higher price. Ask questions before proposing terms—and document every agreement.

Two seller-financing offers can require the same down payment but have very different long-term costs. Compare the interest rate, payment schedule, fees, maturity date, and default provisions. Then test the property's cash flow with realistic expenses.

A seller-financed deal may have manageable monthly payments and still carry a major risk: a balloon payment. Before signing, calculate the balance due at maturity and test whether a sale, refinance, or other repayment plan is realistic—even if rates rise or property values stall.

Before You Sign a Creative-Financing Deal: Check These Five Things
Creative financing may help real-estate investors preserve cash, but the financing structure must make sense beyond closing day.
Before committing to a property, check these five things:
1. Cash flow: Do realistic rental income and operating expenses support the investment?
2. Payment terms: Is the interest rate affordable, and how much will you pay each month?
3. Balloon payments: Will a large payoff become due before you can reasonably repay or refinance?
4. Cash reserves: Will you have enough left for repairs, vacancies, insurance, taxes, and surprises?
5. Exit strategy: What happens if property values stagnate or refinancing becomes more expensive?
The goal isn't simply to buy a property with less money upfront. It's to structure a deal that remains sustainable.
I explore these concepts in Creative Real Estate Investing: Beyond the Down Payment.

The goal of creative financing isn't simply to buy a property with less cash upfront. It's to structure a deal that remains safe and sustainable after closing.

Protect your reserves, stress-test the payments, verify the property's condition and numbers, and understand the exit plan before signing.

Negotiation tip: don't discuss price alone. Sometimes a seller may be more flexible on the down payment, interest rate, amortization, or timing than on the headline price.

Compare the total cost and risk of each option, and put every agreed term in writing. Have a qualified attorney review the structure.
