A low appraisal is something we need to address, but it doesn't automatically mean the deal is dead.

So... now what? 👀

One of the biggest lessons I've learned in mortgage is that a lead isn't a loan, and a database full of names isn't necessarily a pipeline.

🏢 DID YOU KNOW? One of the biggest factors in commercial financing is your Loan-to-Value ratio, better known as LTV.

LTV compares the amount you’re borrowing to the property’s appraised value or purchase price. It’s one of the key ways lenders evaluate risk.

For example, if you’re purchasing a $1,000,000 commercial property and borrowing $750,000, your LTV is 75%.

Why does this matter?

✅ Lower LTV generally means more equity in the deal.

✅ Higher down payments often reduce lender risk.

✅ LTV can influence loan terms, interest rates, and financing options.

Every commercial loan is unique, but understanding LTV helps you prepare for financing before you even make an offer.
