Real talk, DC investors — 2026 might be the most important year for your portfolio in a long time. Here's why:

Did you know?

Arlington, VA just topped the list AGAIN as the DC area's most expensive rental market. Housing costs are squeezing both buyers and renters across the entire DMV.

But here's where it gets interesting for investors:

When rental prices are high and home prices are softening (like they are right now in DC), the rent-to-price ratio starts working in your favor. That's the sweet spot for cash-flow investors.

Think about it — DC proper home prices are down nearly 9% year-over-year, but rental demand isn't going anywhere. People still need to live here. The federal workforce, the universities, the hospitals, the contractors — DC's rental demand has a floor that most cities don't have.

Areas to watch for rental investment right now:
- Columbia Heights — strong transit access, consistent rental demand
- H Street Corridor — still appreciating, great for young professional renters
- Congress Heights — emerging market with lower entry points
- Eckington — quietly becoming one of the best rent-to-price plays in the District

Let's talk mortgage rates, DC.

Right now, 30-year fixed rates in Washington are sitting around 6.3–6.5%. Not the sub-3% rates we saw during the pandemic (those days are gone, friends), but here's some perspective:

Rates had been trending down heading into 2026, dropping below 6% in late February. But they've crept back up to around 6.46% as of early April. The Fed is still figuring out its next move, and tariff uncertainty isn't helping.

Here's what this means for DC investors:

- If you're financing, your carrying costs are real. Make sure the numbers work at TODAY's rates, not the rates you're hoping for.
- DC's conforming loan limit is $1,249,125 — one of the highest in the country. That means you can finance a solid investment property without jumping to jumbo loan territory.
- Sellers are more motivated than they've been in years. That means better purchase prices can offset higher interest costs.

The investors who win in this market aren't waiting for "perfect" rates. They're finding deals where the fundamentals work NOW.

Quick DC Market Update

Here's a number that should be on every DC investor's radar: active listings in the District are up 33% from this time last year. That's a LOT more inventory hitting the market.

The median sold price in the DC Metro sits around $585K, but here's the thing — prices in the District itself are softening faster than the suburbs. Montgomery County and Fairfax County are holding stronger, while DC proper and some of the exurban areas are seeing the biggest corrections.

Why? A big part of it comes down to federal government uncertainty. When people aren't sure about job security, they hesitate to buy. And that hesitation is creating opportunity for investors who know how to move when others are standing still.

If you've been watching neighborhoods like Anacostia, Trinidad, or Deanwood — the numbers are starting to make a lot more sense for buy-and-hold strategies.

Hey DC investors — let's talk about what's happening in our market right now.

Washington DC has officially shifted into buyer's market territory in 2026. What does that mean? Inventory is up over 33% year-over-year, homes are sitting on the market 45–70 days (remember when everything went under contract in a weekend?), and median home prices in the District are actually DOWN about 9% compared to last year.

For sellers, this is a wake-up call. For investors? This is the window we've been waiting for.

After years of watching DC prices climb with barely any inventory to work with, the tables are turning. Buyers have more negotiating power than they've had since before the pandemic. And if you're looking at investment properties in areas like Congress Heights, Brookland, or Petworth — there are deals out there that simply didn't exist 18 months ago.
