🏠 Could you qualify for this $475,000 Miami home—and how much would you actually need to make?

🏠 Homeowners: you may be paying more every month than you need to!
If you purchased your home with a conventional loan and now have at least 20% equity, you may be eligible to remove your private mortgage insurance—without refinancing or giving up your current interest rate.
Your equity may have grown from paying down the loan, rising home values, or both. Contact your mortgage servicer and ask what they require. You may need an appraisal or property valuation.
Removing PMI could potentially save you hundreds of dollars every month. 💰
Comment below and I’ll help you see if you may qualify!
Eligibility and servicer requirements vary.

She could afford the mortgage payment—but the down payment and closing costs were keeping her from buying. 🏡
Through Florida’s Hometown Heroes Program, this healthcare worker received assistance toward her upfront costs and purchased her home with less than $3,000 out of pocket! 🔑
If you work in Florida and saving for the upfront costs is stopping you, you may have options.

Welcome back to Luxury: What’s the Payment?

At a 6.625% interest rate with a 6.826% APR, your estimated principal and interest payment would be $15,879.71 per month.
Now let’s add the other monthly expenses:

💰 HOW MUCH DO YOU NEED TO MAKE TO BUY THIS $740K MIAMI HOME?

Yesterday we broke down the payment: ~$6,003/month with 5% down.

So how much income would you need to qualify? 👀

Using a 49% total debt-to-income ratio as an example:

🏠 Estimated Housing Payment: $6,003/mo
💳 Other Monthly Debt: $0
📊 Example DTI: 49%
💰 Income Needed: ~$12,251/mo
💵 Annual Income: ~$147,000/year

So someone making just over $12K/month could potentially qualify for this payment if they had little to no other monthly debt, subject to the full loan guidelines and approval.

But here’s where it gets interesting…

🚗 $800 car payment?
💳 $300 credit card payment?
🎓 $500 student loan payment?

Now the income needed changes.

Want me to do the next video with $1,500/month in debt? Comment “DEBT” below 👇

Or DM me your income + monthly debts + down payment and I’ll show you what the numbers could look like.

Example for educational purposes only. Qualification depends on credit, income, assets, liabilities, property, loan program and underwriting requirements.
