You want to know what's happening with the market?
Rates are high. Buyers are scared.
Scared of what, you ask? Great question!

Today's rates are temporary. Plus, there's a killer program where you'd get a 2% discount for the first year. In other words, you never actually pay the high rate. Instead, you pay the lower rate until rates come back down.
Eligibility for refinance after 6 payments have been made.

Remember the last time it was a "buyers" market? Rates were still decent, so buyers would ask for a seller credit toward closing costs. Sweet deal, indeed.
Today's "buyers" market is different, since rates are so dang high.
What if there was a cooler, better, more hip way to use the sellers credit? A more impactful way of utilizing the credit.

1. It's like getting a 2% discount on the rate for the first 12 months.
2. Then a 1% discount on the rate for the next 12 months.

Check out the chart. It's genius!! Caveat?
Of course. You'd still need to "qualify" for the actual rate...in this case, 7.00%.

Total seller credit allowed for this scenario is $11,653.92.

Guys, you've got to have a good realtor. One that is confident and knows all about negotiations.
Any realtor that tells you this is not a G R E A T opportunity, is super green at best.

So basically, "you" want to get back to 2021 when rates were low, but, there was too much competition?"
And that's the mindset of a forever renter. It's never going to align perfectly.
Instead, ask yourself:

*Can I afford it?
*Is my credit good enough?
*Am I healthy and financially stable?

If you answered "yes" to all three, I'd say now is the right time to buy. The rest will work itself out. When rates drop, you can refinance.

Yes, of course we all seek the low rate!
I wanted to show this example for a couple reasons.
Let’s discuss the psychology behind rates. We tend to get so caught up on even the smallest differences. Let’s calm down a bit. First off…nobody keeps a mortgage for 30 years. It’s silly to think that we fight for an eighth in rate or dump our best and favorite lender for the tiniest amount, only to experience a nightmare in processing with this “new, cheaper lender.”

Focus on getting the house. Start earning that equity now. Imagine waiting two years for “rates to go back down” before buying, only to lose out on the 8-13% in equity for those two years. All because we were focused on the wrong thing.

Get the house!!!
Once rates go back down, which they will, you can refinance.

SECONDLY, if you are in the correct mindset and ready to “get the house”, how would you like a discount on your monthly payment for the first 2 years? It’s a thing, and it’s how we’ve been helping renters become homeowners in this crazy rate environment.

There's a common misconception that all home loan transactions should be the same.
That couldn't be further from the truth.
Imagine you all earn $80K per year.
But, you all have different credit scores, a different amount of debt, and, a different amount of funds available for down payment.
Not to mention your goal with the home , and property type.

There's nothing wrong with chatting it up with friends and family...just bear in mind that when it comes time for you to purchase your home, you will have your very own unique experience.

• 2 year Foreclosure waiting period!
• Loans in Forbearance are eligible for VA financing! Borrowers must provide reasons for deficiency and information to prove the cause of the delinquency has been corrected.

It used to be that gift funds were only allowed by a parent, spouse, sibling, or fiance with whom you've lived with for 12 months or more.
